Selling air rights isn't uncommon in this situation, likely though you would hear it referred to as a joint venture.

What's going to be interesting is how they achieve the requirements for a loblaws/large format retail while providing the required structure for the residential above.

Bosa must be going big because the $30M in air rights is more than the $19.5M Riocan paid for the entire site in 2013.

Sorry, that makes no sense at all - I assume that you have only your opinion to go on there. Things have been rapidly evolving along the Riverfront and it is really lovely to be there now.

The comment was in direct response to the question of the East Village Hilton, for which progress has remained at a complete standstill from precisely the time of the fiasco in the public restrooms. You can understand their stance. The Hilton brand does not normally need to manage illegal activity in restrooms, and they know that if they are put in place in advance of a resolution to the vagrant issues in that area of the city, the problem will become theirs. I'm sure they'll start moving forward at some point, but Hilton will not be in the immediate next phases of East Village.

Spring2008: That's kind of what I mean't a couple days ago on my post about "Air-Rights". And now I find out Bosa paid $30 million for the air-rights.... That's a nice piece of change! That'd be a good chunk of cash even in Chicago or TO! No 20-story building going on that site.... 40+!!

Likely Hilton's gc is having a hard time finding and coordinating all the required trades in this current heated environment.

Saw a caisson drill on the side of St. Louis hotel yest, so this might be finally starting.

I don't think they are going to be starting N3 on spec. Sales haven't even begun, so I doubt the drills are there for that project. It would be nice though.

On the other hand, we know vagrants are all over the place in EV. We know any bathroom not locked down like a Compton gas station lou will be overrun with illegal activity. And we have the real examples from the police busts in and around what was planned to be a public bathroom in EV. Hilton doesn't want that in their lobby. Even the timing matches up. Prove me wrong.

Its not a ridiculous hypothetical. Try tendering out a project right now. Lots of trades won't even bother submitting quotes, and many others will give you a "we're damn busy so this job better pay through the nose to make it worth it" price.

Have they set a date yet for the opening of the St. Patrick's Island Bridge? It still says fall 2014, but it's pretty much complete now. They still haven't released an actual opening date.

There was a tweet on the weekend from the CMLC that said they were in the final 90 days, so I would guess around the end of October or Early November depending on weather.

Awe that really blows. It won't open until all the nice weather is gone. Also, I just saw that the island park itself won't be open until "fall 2015" instead of summer... so we'll be at least another year and a half without being able to enjoy St. Patrick's Island in nice weather.

They started the island last summer. It's been noticeable (if you look hard) for quite a while now. The large hill they are building (called The Rise) has been up for a few months.

I guess in a way, it's kinda nice that so many things will be coming together all within a time frame of about a year and a half (summer 2016 to winter 2017/18). St. Patrick's Island, NMC, Central Library, Telus Sky, Brookfield Place, most of the East Village public spaces, etc...
