Weird. I assumed it was the trains as well Pinion, and either their traffic increased or they were idling somewhere different. I'm going to record the sound next time and perhaps post it here.

Hawkers Wharf appears to opening at Harbourside.

The messaging is confusing as heck. It appears to be a more permanent location of the very popular Hawkers Market held in Vancouver (and Calgary).

If this actually happens and is what it claims, it would be a huge boost for that area and North Van in general.

The sales centre for Polygon homes on Esplanade and Lonsdale is changing for a project called "Quay West". Is this project that is going to replace the parking lot in from of the Quay ? Any information on it ? I really hope they do something unique there, it is such a marquee spot.

Drawings for Cressey's site in west vancouver (marine drive & 23rd street) have been submitted for a DP.

The building is tiered with the highest elevation being 15 stories and is being catered to big spenders. There are only 35 units (about 2 units per floor) each with its own private/secured garage.

The penthouse has its own roof top pool and hot tub, and at $2,000/ft will be close to $10M imo.

Looks like they are trying to compete with the clientele looking to buy at Grosvenor Ambleside.

How can that height possibly be approved in this day and age?

Would love to live there though. I'd choose that over any place in the city.

Looks pretty damn good. It's surrounded by a number of tall towers, so hopefully it does get approved. I don't suspect it will be all that easy though. Those are quite large shadows it would be casting.

Not sure if this has been posted yet but this is the most in-depth proposal I have seen for 752 Marine Drive West Vancouver (former white spot site @ park royal). Different design compared to what I have seen in the past. Still need OCP amendment and DP, long way to go. Nicer design than previous renderings imo but looks pretty massive in the pictures. But if thats what it takes to get a movie theatre back at park royal then I'm game!

Looks good but half that site is taken up by a driveway and lawn. That site is pretty big. They could fit two of those buildings on it

That link has a lot more detail than anything I've seen before. Thanks. Nice to see a new bridge near the Capilano river mouth is still part of the plan too.

The south side of the development seems pretty lacklustre though. It'll be another island separated from everything else.

And I hope that "bar and grille" is The Keg.

Looks like it'll be at the expense of part of the dog park. BTW what does 'SFN' stand for? I think I remember hearing about the dog park being turned into condos or something but cant quite remember. I'm pretty sure its native land, otherwise they'd never allow that to be developed.

EDIT: It looks like a lot of the park will remain after all

SFN is Squamish First Nation maybe? They plan to put 100 year leasehold towers there kinda like Roche Point near Deep Cove, I believe.

Looks nice. Edgemont was my "town centre" as a kid and it makes me feel very old when I visit it now, despite resisting change more than most areas.

Just curious ,what're the chancesof caulfield village getting expanded or redeveloped ? It can get pretty busy there and parking is usually pretty bad . I'd like to see them add some 1-3 storey buildings where the parking lot is now, with a couple levels of underground parking. Maybe something similar to the village at parkvroyal .

I've heard the owners are overseas Chinese . anyone have any insight on that?
