I like this design. Crisp and clean and I really like the black pillars that extend above.

I like it too. The mandated-by-planning design to break up the flat EIFS facade with the pillars is unique in a world of cheap construction.

So cheap condos it looks like? Downtown needs more of those. A win in my book, although I'd rather they have moved the cat house.

I was trying to make sense of the plan review for this. The plan review states "150 UNITS IN 2 BUILDINGS SEPARATED BY AN ALLEY". So, is the alley going between the pillars? It's really hard to tell by the rendering, but I think there is a current alley separating the lots.

Look on the right side of the drawing. There are 2 separate buildings with an alley between. You can see where by looking at the top of the buildings where the black poled shade panels are(or something like that).

You're right.

We're looking at the southern exposure of this development for the most part.

In the right side of the image is the alley that divides their assemblage between 1st and 2nd Streets per the Assessor. This project will raze the Mission-style eyesore on the NEC of 2nd and Willlettta if it's not already gone.

The rendering I posted is the entire project. There will not be anything to the right except the street adjacent to the East.

I went back to realtor.com and looked at the other renderings. It appears indeed there is an alley in the middle of the block. The current alley is just behind the car port in the below image. Interesting design with incorporating the alley-way.

Looks like another "Broadstone" may be coming to Portland St. 4 floors of wood construction over 3 floors of parking.

7 floors? Quite a bit bigger than what they normally do, usually they do the ol' apartment wrapped garage.

Any idea where onn Portland this would go?

Hoping near Enhance TBH

Not sure. near Enhance would make sense with all the vacant land around there. The other place that crossed my mind is at 7th St.--the Lexington Court apartments there that I believe were sold with redevelopment in mind.

Edison Midtown will be having their grand opening on October 4th confirming my concern that the 2nd half may be on hold. I really hope that with the Creighton Med School deciding to go in across the street that they can move some more units to get the other half going in the next year or so. It will be bad to have 2 levels of empty garage take up nearly 1/3rd of the block.

I wonder what the issue was. I am frankly surprised that had such trouble selling the units. Portland on the Park seemed to do well. I know that's a different location, but they didn't have a ton of units to sell. Unfortunately I think not having Park Central renovated yet and the Creighton Medical School not in place yet has hurt them. Would sell much better if those were both completed.

The condos in my building all sold fairly quickly (5 or 6 ranging from ~225 to ~300)

Maybe they are like a year or two early for the 400k + pricetag but I’m still surprised with the amount of development goin on in midtown buyers wouldn’t be interested

Agree, Park Central/Creighton will spur a lot of confidence in that immediate area.

Edison looks good, but it doesn't look great like Portland on the Park does.

On the topic of good deign, watch those Willetta apartments by CCBG fly off the shelves (once finished). I hate that ORB can get away with those mostly uninspired Broadstone's etc.

Spend the extra $ and reduce your risk of sitting vacant.

interesting, Most of us had come to the conclusion that these projects were DEAD DEAD DEAD for the time being

But as Garfield gentrifies this spot will be great for lots of multi-unit housing, I would love for those old proposals like St. Ambrose and more generic apartment blocks getting built in this area.

Lafferty had announced a run for Phoenix mayor. I guess that's no longer occurring. He hasn't participated in any of the recent debates / forum involving the candidates.

Stopped by The Edison open house today, the building still needs some finishing touches, but it’s a nice place. They received their certificate of occupancy a few weeks ago and the sales agent said they’ve sold around 22 of the 50 some units currently available. He also mentioned they plan to start phase two in November... here’s hoping. The units themselves are nice, and the courtyard on the third floor is pretty cool. I kinda got the impression there may have been some construction delays and they lost a few sales, one of the units we looked at was done for someone and the sale fell apart.
