Please say it's one of those lots between 18th and 19th. I know we all hope for something "better" there, but what a huge step towards getting LoDo all filled in that would be.

I was there a couple weeks ago (took the train from the airport without a delay too!) and was incredibly impressed by the Union Station area. Such an amazing transformation!!! But as I strolled through the streets, those 2 block long parking lots are such a drag.

If I had to guess, I would think it's probably the lot between 20th and 21st. Either way, I'm all for yet another Alexan. More infill!

New Lower Downtown Project: 18th and Market Apartments

I know it has a lot of design review to go through and it's taking up a very obnoxious surface lot (yay) but it's another hulking cruise ship...

This may be the first alexan that I've actually liked. The massing is nice and this would fit in well in that area.

Agreed. First project they've introduced in Denver that is actually palatable and it fills such a major eyesore.

Driving down that disaster remake of 6th and I25 interchange and saw The Country Club Towers are suddenly almost half way done. The crane has been raised and the building is starting to appear in the skyline for 1144 and 2166 15th Street rising too. It was a beautiful site.

Anyone seen the new Old South Pearl parking garage? It looks like it is getting close to being finished and man is it ugly. It looks like there are two small retail spaces along Pearl but they appear to be very shallow. Maybe they are targeting pop up shops or something?

Retail is often built because it's required, not because there's a market for it. Sometimes the requirement is about frontage length only. So the developer minimizes it.

This is an example of wishful thinking by planners, politicians, and advocates. We all love interesting streets with retail, but we forget that customers are a necessary ingredient and we don't get the dynamics behind what makes it work or how much we need. So it stays vacant, or it eventually rents to a nail salon for half what the space would go for upstairs.

My city is afflicted with this in some neighborhoods, including my own. Apologies if this isn't relevant to the specific location.

The garage in question is in one of Denver's most upscale shopping and dining districts, so the market is definitely there. I walked by that garage recently as well, and its just so non-descript.

Everything else on South Pearl is unique and different, and the garage is just... blah.

Edit: Minus the tavern, but its always empty except for sports and kind of takes away from the neighborhood.

Where is this? I'm finding some good retail district (like at Florida St.) but they seem more neighborhood oriented.

New retail is VERY often challenging to fill, even in prosperous districts.

It's in an otherwise vibrant stretch of retail and restaurants along Pearl between Florida and Iowa. Part of it used to be a surface lot and one or two small buildings. I'm just curious what they are going to do with such shallow retail spaces unless it's targeting pop up shops which is an interesting idea. Similar to Avanti which is like an incubator for different food vendors that don't want to commit to a full restaurant but want a fixed brick and mortar location. Or it's not really retail at all just glass made to look like retail.

I was down on Pearl this weekend. That garage is really FUGLY. What a shame, huge eyesore in the middle of an eclectic, cool, charming old Denver block.

Happy to let you all know that the crane base was just installed at the Lydian (2560 Welton St). Five Points will have its first (ever?) tower crane in around a month.

Condo sales at Lake House at Sloan's Lake start this week. Starting at $400,000, the smallest units are 675' according to the article. That's nearly $600/ft...

They had one up at 2300 Welton for a bit. Right on the edge of Five Points.

It was really about South Pearl, which intersects with Florida. The local folks know more about that.
