Yes, although it looks like Mike Sunnucks might have made the same mistake I did when I first read this -- assume that this means the triangular lot right at the corner, rather than the bus station behind it. I hope he'll dig deeper and find out if there's a deal in the works for the privately owned corner lot.

You know what might have helped parking inventory on Roosevelt Row? The parallel parking directly in front of the business owners who 1) fought for their removal, 2) lobbied for a sham of an RFP to get themselves a "district parking lot," and 3) are the loudest in the quest for more meters and the BID. I won't pretend to know what's best in terms of the BID, but I've hear firsthand from business owners south of Roosevelt (none of whom have been mentioned) that they'd prefer to organize and market that area on their own - long before this BID came about. Almost every "outry," from the ridiculous petition to keep senior citizens out of the district, to the fight to remove parallel parking, to this BID... seem to come from the same crew. It can't all be coincidence.

If the BID were to improve signage in a way helped the really great businesses south of Garfield build off the momentum of the ones closer to the core of Roosevelt Row, I'm all for it. But, if it's going to benefit this same group, then good riddance.

Both the former Bud's and the current Firehouse on 1st Street are for sale - wonder if anyone will snatch both up and put in a decent infill project there? The weird office building that bends around 215 McKinley is also for sale; too bad their land couldn't have been incorporated into 215's design.

As for Central/Camelback, the City is literally just dumping assets left and right. I agree that 50% of the time its slight corruption in that the RFP is tailored to a developer, but the other 50% is stupidity.

Banner University Tower?

I noticed Banner University Medical has a pretty large construction project going on behind the existing tower and the project looked to be up to 4 or 5 floors. I know a new tower was proposed last year, but never seen a rendering or if it was final. Can anyone shed any light if the tower is going up?

Ding ding ding.

Would you pay $1,300 to rent 400 square feet in downtown Phoenix?

Phoenix's Roosevelt Row may be on the verge of one of its most urban developments — a 19-story high-rise project that city leaders say would be the first of its kind downtown.

Portland on the Park is one of Roosevelt Row's tallest incoming projects, with condominium towers up to 14 stories. The city is still negotiating development agreements to build a 34-story residential tower at Central Station, south of the district.
Glad to know this project still has some life...

There's a new structure under construction for the emergency department:

Is "throwing out" hyperbole or are they actually throwing her out? My understanding is they are moving spaces around and have offered to let her renr one of the new spaces when done.

Wow, the momentum downtown is really exciting! I can't help but think downtown PHX is starting to reach critical mass. It will be interesting to see when all the under construction units come online if we see a bubble, or a further acceleration of retail, bars, restaurants and additional residential. Very exciting times!

I was talking about this with my Dad last weekend, the amount of construction everywhere is incredible. West Valley, Downtown, Scottsdale, Desert Ridge/Kierland, The far SE valley with Gilbert and the Price Corridor, and Tempe.

There is no way we arent in the midst of a large population increase, or that we are currently quite under counted via the 2010 census.

The apartment market is going to come crashing down in a way we have not seen since the 1980's, like everyone else here I am hoping many new buildings are constructed downtown prior to the crash.

Hyperbole I guess. I don't know all of the details but I know she is moving to 7th St north of Camelback and it wasn't her idea.

Renderings for "Circle on Central"

So I got impatient and googled Empire Group Scottsdale to try and find renderings for Cirlcles.

BINGO: http://theempiregroupllc.com/project/circle-on-central/

Looks AWESOME in my opinion. I love the cutout where where the pool is located. Not sure how realistic that is, as it'd be completely shaded from the sun in the afternoon. Perhaps that is why there is a second pool on the other part of the tower?

What a beautiful project. This will command some of the highest rental rates downtown I am sure. Really hope both this and The Derby can come to fruition.
