I hope the fire escape stays on this. Either way sounds like the exterior will remain intact with the exception of the windows. The framing color and design could actually make or break this IMO

I can almost guarantee that the fire escape will be removed. When a building is adapted to a new use in Chicago, the city requires that the use of all fire escape be discontinued and replaced by fully code compliant interior stairs. I suppose an owner could just install fixed windows, but most building owners aren't going to pay to maintain a feature with no function.

I'm not too concerned about the windows. Since they are going for historical tax credits, the State Historic Preservation Office will get to ensure that no significant features are compromised before they can receive their tax credits.

It'd be nice if the City convinced the developer to force that sidewalk on the West side of the street into something wider and more pedestrian-friendly. I would think the developer would do that anyway, but making sure it's done right would be nice. Or even ceded enough land to the city to widen the intersection in exchange for zoning improvements or something.

Yes. Union Pacific comes out once a year to lower the bridge and run a hi-rail truck over it.

Milwaukee/Grand is finally going to start feeling like a nice urban intersection, as opposed to being just a choke point on several road arteries, with a Starbucks having started buildout inside Kenect, joining both Maillard Tavern under construction across from Piccolo Sogno and the residential low-rise proceeding a half block east.

With the bonus of Fulton Market being a quick walk south, this area is about to hit an inflection point. In fact, along with the nascent Hubbard corridor there (Roost Carolina, Aberdeen Tap, etc.), you could envision it emerging as a kind of "Fulton Market North", like what the quieter Bucktown nightlife district is to energetic Wicker Park.

Oak Park - The Emerson

(formerly Oak Park Station)

One of the workers pointed out that the other side - with the gray podium cladding - looked real nice with the clouds. People DO notice aesthetics.

Wheel & Sprocket

The front 8' preserved - the back of the building was rebuilt - the building in between this and the new lowrises (with the white facing) was left alone. Although they lost their view of the parking lot.

View from the platform. One of the big selling points of this tower, Vantage down the street (and soon another) as well as an 11 story 250 unit building just the other side of the tracks is the easy access to Fulton market via the Green line and the Morgan stop.

Oak park is turning into it's own mini city. Not that is hasn't before. I was up in brookfield yesterday and crowds are going out there. Any thoughts on if buisness' start going more suburb than city? I realize this is a generic question but just seeing the crowds yesterday from Brew at the Zoo all the way to Lagrange...i could see it.

Service and entertainment follow the people - but the people buying up the new stuff in Oak Park are NOT working in the service industry, or at at the zoo. Oak Park is populated with people that work in the city, as the city gets stronger, Oak park flourishes. The boom in jobs in Fulton Market - along with the Morgan stop - are cited by planners.
