Apparently the entrances to Peoples Park Tower will be adjusted as part of this development, with one of the two current driveways removed, and the second one widened. It will be located directly across from Centennial Drive, and the new traffic light will improve access to the Centennial Place subdivision. This sounds like a good plan

A second new driveway will be located on the east end of the property to allow for better access for busses and emergency vehicles.

I was chatting with one of my clients who’s a mechanical engineer and happens to be involved in Ashford’s big project. He didn’t share any specifics, but he did give a slight nod when I mentioned it staying a double tower project. It was still a relief to hear it isn’t dead. Hopefully we finally get some real news in 2026.

I wonder how many plans they have had so far. Its seems by the rumours there switching there plans almost every second month.

It's been 7 years since they purchased the land, so they've had a lot of time to get their ducks in a row. I believe the city has now completed all the infrastructure work, so there should be no reason why they'd delay the project any longer. But who knows...

I think I remember someone saying they were waiting for the RCMP headquarters to finish so they could get the federal funding they need.

The city can handle only one major project at a time. They wanted to finish the RCMP building first, before tackling the new city market.

The extraneous compounding variable is that they want federal and provincial funding to help with the flex convention space, and the creation of the new street behind Assumption Place. Unfortunately there is not a federal infrastructure funding program at present that the city can apply to get funding from. And, as we all know, Suzy's government is now virtually bankrupt, and provincial funds have dried up as well.

It's a house of cards. If the government component of this project stalls, then Ashford will think twice about starting his part of the development project. This is quite understandable. We are talking about an entire city block with at least one (and probably two) towers, and a valuation probably about $150-200M (at least). You really have to have all your ducks in a row before proceeding on an investment like this.

If the city really wants this all to happen (and if a rock solid guarantee is made by Ashford), then they may just have to step forward and proceed with the city market and convemtion centre without federal or provincial involvement.

Given the scope of this development, it may be well worth it...........

La Potazza on Main Street has permanently closed.

I am not at all surprised. It was a weird concept.

The travails of the central portion of Main Street continues, as it teeters on the edge of bombed out downtown status..........

The western (Avenir Centre) portion of Main, and the eastern (city hall) portion of Main continue to do decently well, but there is no strong anchor for the central portion of this vital downtown artery. The city really needs to consider doing something for this portion of Main Street between the Capitol Theatre and the CNR overpass.

We either need to get better owners or if I had it my way this whole block in addition to the subway clock should be redeveloped. These buildings just dont seem overly well cared for. A business owner moves in, does little to no renovations or improvements and slaps a sign on the outside over the old one and hopes for the best.

Compare the restaurant fronts of say a Gusto, a Taverna or Happy Brewing to some of these other spots to like Pottaza or Jojo and they just dont seem very inviting from the outside.

We had what 4 or 5 businesses go into that Happy Brewing space after the closure of the paramount and it was all the same thing. Half assed sports bars or dance clubs done as cheaply as possible. Now Happy has done an excellent job with the space, invested in renovations, branding etc and It should be a mainstay for years to come.

Pottaza is honestly just a strange concept, something that a pub could have as a portion of their menu but not an entire business model, and if it was ever going to work it would be more of a food truck style business

If the subway block gets demolished, as is the rumour, that would be a good start. Being replaced by a modern building with character would be a great improvement.

And if a Robinson Street parking lot project similar to the last one were ever to happen, it would also help. I'm sure the city would love to unload this property and see a tax producing development instead of a shabby parking lot, especially in such a prominent downtown location.

We really need investment from credible developers to change this portion of Main Street. As usual, it's all about the money, i.e. return on investment.

Some buildings we could see start up this year in the central downtown:

-20 Cameron Street (5 floors)
-Infinity (30 floors)
-162 Queen Street (5 floors)
-71 Gordon Street (5 floors)
-St Bernard Place (6 floors)
-68 Saint George Street (Unknown)

I am hoping some of these could start up if not we will only have one construction site downtown for the rest of the year. (gateway towers)

Some developments that could become public this year:

-Icons Dominion Street Project rumoured to be 17-18 floors
-Ashfords South of Main Street Project
-Steadman, Lewis, Queen, and Main Street block rumoured to be 16-18 floors. Rumours also say the developer shelved the idea.
-Tannery place

I find it crazy that we are seeing all these projects like; Station Yards, Vision Lands, Corey Craig Dr, and the new Salisbury Road development but we can't seem to get any new big proposals downtown.

I was wondering what was taking so long, but after seeing the neg-pressure ducting, I realized the place must have been full of asbestos and/or mold. That stuff takes time.

I am aware of a rumour that this space will soon be home to yet another south Asian restaurant. I've lost count how many of those there are on Main Street right now.
