Exerpts from article by Alexander Cramer - For The Park Record https://www.parkrecord.com/news/cond...y-end-of-2019/

...Black Rock Mountain Resort is a 250-unit condo/hotel/ice arena concept that aims to capitalize on what its developers see as the growing four-season attraction of this one-time winter-only destination.

It’s also an example of the regional effects of the Park City area’s growth, with the complex intended to serve as an amenity hub for two other developments at the western end of Brown’s Canyon: Black Rock Ridge and the Deer Vista gated community.

Altogether, the three developments are entitled to more than 700 units at the mouth of Brown’s Canyon, with the potential to reshape an area that’s growing faster than almost anywhere in the region.

All three are in Wasatch County and Black Rock Mountain Resort and Black Rock Ridge are being developed by Mark 25 Homes...

New Park City ice rink slated to be home arena for Utah Outliers

Danielle Miles for the TownLift Park City News - https://townlift.com/2024/03/new-par...utah-outliers/

The new rink will be a game-changer for Utah's junior hockey scene. The Utah Outliers have unveiled plans for a groundbreaking private ice rink, the Blackrock Event Center, just past Browns Canyon Road off of SR-248.

The Tier 2 Junior A team is part of the United States Premier Hockey League (USPHL), which plays a pivotal role in nurturing young talent aged 16 to 20 on their path to professional hockey.

Kevin McCloskey, a former NHL player and the current operations director for the Outliers, shared insights into the development on Utah Puck Report. The announcement has stirred considerable excitement within the community, primarily due to the scarcity of ice rinks in Utah. Notably, this facility will stand out as the state’s first privately-owned rink, aligning with the Black Rock Resort, as disclosed by McCloskey to KSL Sports.

Slated for opening in the fall of 2024, the rink is designed to accommodate approximately 2,000 spectators alongside additional standing areas. The concert capacity will be 3,300 people, and the rink will also feature a three-story fitness center.

The Outliers’ previous base was at the Acord Ice Arena in West Valley City.

McCloskey, reflecting on the potential impact of the NHL’s expansion to Utah, expressed optimism about the sport’s future in the state. He shared with KSL Sports regarding an NHL expansion into Salt Lake City "It would be an unbelievable blessing for the hockey community,” he remarked, highlighting the local aspirations to integrate more homegrown talent into the team.

Black Rock Ice Rink aims for December opening and hosting minor league hockey toward end of next season

Galen DeKemper for the Park Record - Full Article @ https://www.parkrecord.com/news/blac...f-next-season/

...The rink is scheduled to open in December, with the Outliers playing the final dozen home games out of 53 during 2024-25 season in these new Heber City digs.

Currently, sparks fly overhead and Deer Valley’s East Village peaks fill the vista through the arena’s unfinished western wall as we walk past wet concrete steps and workers in hardhats who acknowledge McCloskey in his Outliers jacket as a familiar presence...

Black Rock Ice Rink, the first private rink in the state, is under construction at the Black Rock Resort. It is built to NHL standards, with the seating capacity of 2100 and will be the home rink for the Utah Outliers junior club. Photo by David Jackson/Park Record

A boom lift and excavator occupy center rink today while McCloskey points out the future location of a sliding glass door from which the players will enter the rink, Zamboni access and storage on the opposite end near the concessions and main entrance, along with the home team locker room and quarters for up to five more visiting squads, each with its own shower facility.

In the corridor between the hotel and rink, McCloskey notes the future location of the 9,000-square-foot athletic club, with exercise and training facilities to be available for use by Outliers players, Black Rock hotel guests, and the public. The arena roof will be used as parking, along with additional garage lots beyond the main arena entrance...

...The arena building itself is 134 feet wide by 85 feet long, and seating rings the rink with a close spectator experience in mind. Black Rock stadium will seat over 2,000 hockey fans in surrounding bleachers and an upper deck with table seating. The multi-use stadium will also function as a 3,000-seat concert venue, with a stage ready to be assembled in a few hours on top of the ice...

...former players who are active on NHL rosters include Chicago’s Seth Jones and his brother Caleb Jones at Colorado, Carolina’s Stefan Noesen, and Blake Coleman in Calgary...

Kevin McCloskey, the former pro who has been running the Outliers’ hockey operations since their 2016 inception, has been the overall design leader. Photo by David Jackson/Park Record

...“We had seven kids off our team last year committed to NCAA D3,” McCloskey says.

The Outlier’s Mountain Division opponents include the Pueblo Bulls, Rock Springs Grizzlies, Ogden Mustangs, Provo Predators, Casper Warbirds and Idaho Falls Spud Kings. During the September-April season, players play two games a week, typically on Friday and Saturday evenings, while living with a billet family that hosts a player or two during their stay...

Note: The Outlier's have clinched the Mountain Disvision Championship three of the past four seasons. Last April, a championship game loss to Ogden ended the Outlier’s three-year run as Mountain Division champs. On May 13, 2024 the Outliers selected four birth year 2007 prospects in the NCDC draft, along with four older players born in 2006 and 2005.

Plans for Office to Luxury Multifamily Tower Conversion in Prime Downtown Location
https://www.hines.com/news/hines-acq...salt-lake-city

SALT LAKE CITY) – Hines, a global real estate firm, today announced the acquisition of South Temple Tower in Salt Lake City, Utah. Serving as its first office-to-residential conversion, Hines plans to embark on the transformation of a 217,000-square-foot office building into a 255-unit luxury multifamily tower. With construction set to begin in 2023, this renovation will include the complete removal of existing office spaces and repurposing of the building for high-quality residential living at a time when the Salt Lake City market is starved for much-needed housing.

To achieve this conversion, Hines will strip the existing office building to its core and shell and repurpose the building structure to create an efficient residential floor plan. After extensive analysis, South Temple Tower met the right requirements needed for a successful conversion process including walkability, natural light, shape of the building, number of potential units and overall floor plan.

The 24-story multifamily tower will feature studios, and one-and-two-bedroom homes, paired with high-quality interior finishes and an expansive amenity offering, designed by Hickock Cole. As part of Hines’ ESG strategy, this adaptive reuse project will reduce embodied carbon by limiting new construction materials including the production of concrete, which can be one of the largest emitters of embodied carbon across the industry. Through the implementation of more efficient mechanical systems once the building is in operation, Hines expects that it will lower the operational carbon emissions of the building over its lifecycle and new residential utilization.

“Downtown Salt Lake City is experiencing immense growth, with Utah having the second-highest population growth in the country over the last decade, and there is an undersupply of housing,” said Dusty Harris, senior managing director of Hines. “As a local resident, I’ve watched the office market shift and the residential market pick up speed since the dawn of the pandemic. Aligning with the company’s core values, Hines is stepping in to fill a need amongst the city’s residents, by delivering a sustainable high-rise product that will be new and highly attractive for this growing market.”

The property sits on one of the city’s most desirable streets in Salt Lake City close to downtown and all of its amenities, Salt Lake Temple, the light rail, City Creek Center, and many major employers. South Temple Tower offers unobstructed views of the city skyline, the Capitol, and The Wasatch Mountains. The acquisition was brokered by Kevin Shannon and Bryce Blanchard of Newmark.

Taylor Anderson For BuildingSaltLake.com: "Hines Development has recently erected a crane outside the former office tower it plans to convert into high-end apartments on South Temple Downtown.

The Texas-based developer is calling the office-to-residential conversion project “Seraph,” likely in homage to Seraph Young Ford, the first woman to cast a ballot in the United States.

One of several conversion projects in the capital city, Seraph is expected to offer 221 luxury units once it’s complete."

SALT LAKE CITY (KUTV) — A downtown Salt Lake City shopping center will celebrate 20 years next month. The Gateway was built just before the 2002 Olympics...

In 2016, its new owners, Phoenix-based Vestar, unveiled a $100 million plan to revitalize the mall, ...that plan remains unfinished, including a boutique hotel inside the historic Union Pacific building and an ice rink on the Olympic fountain.

Jacklyn Briggs, The Gateway marketing director, said the investment in the mall has been made, although she acknowledged some aspects of it have not come to fruition yet.

“When you think about it in the terms of, okay, you know, there’s going to be one grand opening date, that’s not the terms we think of,” said Briggs. “This is a building process that we’re doing alongside the community.”

Briggs said the hotel, which will be called Asher Adams, is still on track. Construction is set to begin next spring, she said, likely finishing in 2024.

New renderings released to 2News Friday showed what the inside and outside of the hotel will look like.

The planned outdoor ice rink is also still coming to The Gateway, Briggs said, but not until the hotel is finished.

Other things are also happening, she said, such as new restaurants, art, and other improvements on the site.

“It’s an ongoing process that we’re doing, and we’re pivoting with the community about what they need and what’s beneficial to them,” said Briggs, “so it’s sort of an ongoing organic process in that way.”...

...It's a growing, beautiful space,” Briggs said.

Real estate development firms Hatteras Sky and The Athens Group broke ground on Asher Adams, an adaptive re-use of Salt Lake City’s historic Union Pacific Train Depot and new construction of a 225-key Autograph Collection Hotel, Marriott International’s diverse and dynamic portfolio of independent hotels. Asher Adams will feature 13 historic guest suites in the original Train Depot and a new eight-story guestroom structure with an additional 212 modern guest suites. The hotel will also include multiple food and beverage outlets, a 1,500 SF fitness facility, 9,000 square feet of meeting and function space, and approximately 3,200 square feet of open-air gathering spaces. The Depot, an existing 17,000-square-foot live entertainment venue located within the Union Pacific Depot building, will be retained in its current location, and continue operations during construction. Barings is the senior construction lender, and financing is also being provided by the Redevelopment Agency of Salt Lake City with equity from individual investors on CrowdStreet, the online real estate investing marketplace.

Originally constructed in 1909, the historic Union Pacific railroad station is regarded as one of the most outstanding architectural structures in Utah. The iconic station features irreplaceable French Second Empire architecture, original stained-glass windows, and original oil on canvas murals: “Driving the Golden Spike” commemorating the completion of the Transcontinental Railroad at Promontory Summit and “This is the Place” portraying Brigham Young making his famous exclamation upon first seeing the Great Salt Lake Valley.

Located in The Gateway, a one-million-square-foot mixed-use commercial business, retail, residential, dining, and entertainment destination, Asher Adams sits directly across the street from Vivint Smart Home Arena, the TRAX Blue and Green light rail stops and is within walking distance of the Salt Palace Convention Center and the Frontrunner commuter rail line. Hotel guests will have immediate access to all dining, entertainment and business venues located adjacent to the hotel and easy access to all that downtown Salt Lake City has to offer.

“We are honored by the opportunity to both preserve and showcase the historic Union Pacific Depot while at the same time providing Salt Lake City with a state-of-the-art hospitality experience which will serve as an enhanced community gathering space for residents and visitors alike,” says Oz Friedmann, Principal and managing Director of Development for Hatteras Sky.

“After many years of planning, and with our sincere appreciation to Barings, CrowdStreet, and the Redevelopment Agency of Salt Lake City, we are excited to take the next steps toward delivering the best hospitality experience in Salt Lake City,” says Rob McIver, Principal of The Athens Group. “The design and juxtaposition of the historic building with the new guestroom tower has been carefully crafted by our design partners at HKS Architects and JNS Design. With Okland as our general contractor and Pivot as our hotel operator, we look forward to bringing this project to life.”

“We are pleased that construction of the new Asher Adams hotel at The Gateway is now underway,” adds Jenny Cushing, VP of Leasing for Vestar, the development company that owns The Gateway. “This boutique hotel will be as iconic as the historic building it’s housed in and will serve as the crown jewel for the redevelopment of The Gateway. It will be designed to cater to leisure and business travelers seeking a unique and memorable property with fabulous amenities. Asher Adams promises to further transform The Gateway into a vibrant and sought-out destination within Salt Lake City and will drive additional business to our merchants.

East Bench Update, University of Utah - Phase II Of The Crocker Science Center
"The New L.S. Skaggs Building for Applied Sciences" - Under Construction

...The project will restore and renovate the historic William Stewart building and construct a new addition to the building on the west side, adjacent to University Street to be named after L.S. Skaggs.

This project is important to the University and will provide new and updated space to serve the University of Utah’s educational and research mission. It will serve as the new home for the Departments of Physics & Astronomy and Atmospheric Sciences, focusing on aerospace, semiconductor technology, biotechnology, data science, hazardous weather forecasting, and air quality. Together, the two departments teach more than 5,600 students. The University of Utah College of Science is so excited about launching this project: New construction will provide a 56 percent increase in experimental and computer lab capacity. There will be 40,700 square feet of renovated space in the historic Stewart Building and a 100,00 square foot new addition.

The project will preserve and restore the historic character of the William Stewart Building while introducing a modern yet complementary design for the new addition. The new building’s exterior finishes will resemble the latest addition to the Crocker Science building next door.

Tree protection plans are in place, and the project team has taken steps to ensure the safety and preservation of Cottams’s Gulch, which will remain open and accessible during construction. In addition, the project team is working with Simmons Pioneer Memorial Theater leadership to ensure construction does not affect theater activities.

...The 100,000-square-foot building will include modern classrooms and instruction spaces, cutting-edge physics and atmospheric science research laboratories, and faculty and student spaces. The building’s naming honors L.S. “Sam” Skaggs, the philanthropist and businessman whose retail footprint spread across the Mountain West and the U.S.

Expressing profound gratitude for the transformative gift, Peter Trapa, Dean of the College of Science, shared, “We deeply appreciate The ASLAM Foundation’s extraordinary generosity. This gift is a testament to the value the organization places on higher education and its transformational impact on students and communities. It continues the Skaggs family's legacy in Utah and at our state’s flagship university. The new L.S. Skaggs Applied Science Building, a beacon of scientific innovation, will play an essential role in educating students in STEM programs throughout the University of Utah. This much-needed building allows the U to expand its STEM capacity and continue to serve our region’s expanding workforce needs.”...

Petzl, a premier manufacturer of climbing and mountaineering gear, based in Crolles, France, made Salt Lake the home for their North American headquarters. The 81,183-square-foot Corporate Headquarters and Distribution Center includes a warehouse, distribution center, administrative offices, and vertical training space, complete with a 60-foot indoor climbing wall. The state-of-the-art facility allocates 23,485 square feet for administrative purposes and enhances their North American distribution network with a cutting-edge, 32,895-square-foot warehouse and distribution center. The balance of the building area includes 8,748 square feet for vertical training and provides open, naturally lit circulation space.

Petzl’s business is based on verticality and light, and the building is a metaphor for these concepts. The overall design incorporates a long list of sustainable features, including a roof-mounted photovoltaic array, natural daylight throughout all areas of the building including the distribution warehouse, bio-swales onsite to capture the rainwater from the roof and recharge the ground-water, a plug-in for electric cars, and recycled materials and products purchased within a 500-mile radius of the building’s geographical location.

The site is located adjacent to a TRAX light rail commuter stop, and the company encourages employees to use mass transit to work as well as bike to work. The building design includes a room for interior bike storage and a bike shop for employees to work on their bikes.

The amount of daylight available throughout the space, along with a strategically placed interior courtyard, minimizes the need for artificial lighting during daytime hours. All lights are controlled with occupancy sensors, and the entire building’s energy use is monitored with a sophisticated Building Automated System (BAS).

Office spaces are designed with flexible office layouts with casual collaboration spaces scattered throughout, both interior and exterior. Low-flow plumbing fixtures were also selected to minimize the amount of water use.

Petzl’s commitment to healthy spaces for employees was also a major component in selecting interior materials, finishes, and furniture with low volatile organic compounds, to minimize toxic fumes and chemicals throughout the building.

Petzl's Vision: The building is more than “just a place to work." Through the company’s values, respect for the environment, and the desire to provide a healthy place for its workers and visitors, create a building that exemplifies sustainability; a solid statement for the state of Utah, and our commitment to sustainable building and design.

Western Metro Update, Tooele's Deseret Peak High School - Under Construction

VCBO Architecture: Deseret Peak High School is designed with the flexibility required to support future learning models. This design was a result of a hands-on collaborative planning process with involvement from Tooele County School District administrators, staff, faculty, students, and the VCBO architectural team. Utilizing a series of interactive workshops with the stakeholders, key design ideas including different sized classrooms, flexible learning spaces, collaborative learning suites with maker space labs, and teacher office suites were developed.

With a focus on increased efficiency and overall project costs, the Tooele County School Board challenged VCBO to hit a utilization factor of 95% in the new high school prototype. VCBO achieved this goal by moving teachers from their classrooms and into teacher office suites designed to provide teachers with all of the amenities necessary for their continued success. Another key aspect to achieving this goal was to create three learning studio types of varying sizes. Another key design element was the safety of students and staff. Each compartmentalized learning suite is created to optimize daylight, transparency, and safety. The resultant design of the new high school is safe, energy-efficient, supportive of current and future learning models, and continues the goals of the District to enhance collaborative learning.

Downtown Update - The Zephyr Lofts - Downtown warehouse district continues its transformation

Luke Garrott Reports - Full Article @
https://www.buildingsaltlake.com/dow...d-use-project/

Updated Iteration
Rendering by VCBO Architects, courtesy Clearwater Homes.

Original Iteration

The Zephyr Lofts, 360 W. 200 S. in west Downtown, Salt Lake City. Rendering by VCBO Architects, courtesy Clearwater Homes.

Clearwater Homes of Utah and Watt Investment Partners of Santa Monica, CA, will start construction on a 138-unit market-rate apartment project at 360 West 200 South in the heart of Salt Lake City’s warehouse district.

The project aspires to be “iconic, remarkable, and aesthetically enduring” – “a source of pride for the local community” according to the local developer, Clearwater’s Micah Peters.

Peters has developed Paragon Station on the same block, and also is under construction with the Paperbox project with PEG Development just behind the Zephyr Lofts site...

...The name “pays homage to the depot district and the historic Zephyr engine/line that steamed into Salt Lake City on the Union Pacific rails,” Developer Micah Peters told Building Salt Lake.

Infilling surface parking lots between the historic Westgate Lofts on the east and the Dakota Lofts on the West, The Zephyr will rise eight stories to 85 ft. Sitting on D-4 zoning, the developers have entered the design review process in order
to exceed the zone’s nominal 75 ft height maximum.

The Zephyr’s 138 units will be a combination of 70 studio, 55 one-bedroom, and 13 two-bedroom apartments.

It’ll be parked at a 1:1 ratio (140 stalls), with the upper floor of the podium parking incorporating 3 car city parking stackers.

Street frontage will consist of gyms, a leasing office, and a small bar/restaurant space. Clearwater’s Peters says he’s in conversations with a local artisan operator that has several food + beverage businesses in the neighborhood. The retail
space offers 1800 sf and a 20-seat outdoor patio.

It will provide a public walkway from 200 South to the midblock right-of-way that skirts the Paperbox development.

The Zephyr Project's excavation can be seen in the photo below to the right. Salt Lake City and its greater MSA/CSA construction
are firing on all cylinders as its vacancy rate dips to under 2%. This, yet still historic construction levels cannot begin to keep up with ever-increasing demand.

Update - Downtown Adj - The Mixed-Use SPARK Apts. - North Temple TRAX Corridor

By Brinshore Development of Chicago, Illinois

Of Note: Whitney Weller, Senior VP at Brinshore, told us that they “in conversations with Neighborhood House for the child care space,” adding that they are “also speaking with other non profit organizations as well as food focused enterprises that would complement the residential community.”

SPARK! Provides high density mixed-income, workforce housing with 50 percent of its units designated affordable. The color, materiality, and texture of SPARK! takes its cues from the industrial and durable materials of the adjacent power plant including brick, steel, and metal panel nodding to the past in a clean modern format. The weathered timeless look of Coreten steel and dark charcoal brick at the base are offset by light metal paneling with bright colored accents on the higher massings, which is softened by lushly landscaped terraces and roof gardens that are home to bee hives, providing fresh vegetables and honey to the residents. The community fronts Temple Street and the transit station with a small urban plaza and street-facing retail, which opens to a courtyard shared by tenants and customers alike. Open space along the ground floor on the north side of the community is reserved for bike trails and edible gardens that include fruit-bearing trees, rosemary, sage and lavender. Providing residents and the public a place to stop and soak in the aromas of the garden and deepening the connection between the established and the new. The units on the upper floors are arranged in a large “U” shape surrounding a private residential courtyard and numerous roof terraces. SPARK!’s building composition reflects the varied uses of daycare, retail and housing. Each function is expressed in a clear building massing and highlighted by a change in materials. This new community, immediately adjacent to TRAX transit station, with ground floor childcare and grab and go retail, caters to the young family and commuting professionals.

February 28, 2023 - Groundbreaking

SALT LAKE CITY — Salt Lake City leaders and developers broke ground Tuesday on a new multi-use, multi-income project backed by $15.5 million city funds. The development hopes to include multi-income housing, retail, childcare opportunities, and other amenities...Salt Lake City District 1 Councilwoman, Victoria Petro, says the housing should be affordable for many based off the area's median income.

"If we look at the [median incomes] that will be served here, it goes from 20% up to 80%," Petro said. "Those are certainly the families that are being displaced. It's not just preventing their displacement, but it's allowing them to stay in their community in a dignified beautiful new rejuvenative way."

...Salt Lake City Mayor Erin Mendenhall says before developments like Sparks begin, the city reaches out to the community to see what residents need and want in their neighborhoods.

"What I would say in terms of the broader development of this area is we asked the neighborhood what they need and what they want, and then when the city invests its investing in those very things the neighborhood community asked for," said Mendenhall.

The Basics: 3 new apartment buildings as part of this phase. 3.87 acres. 318 residential units. 7,000 square feet of retail. Addition of a new park, 'Silo Park' as part of project.

Project Description (from Developer):
BCG Holdings, Lowe Property Group and Catalyst have partnered to redevelop the majority of the block bordered by 400 and 500 West and 500 and 600 South in downtown Salt Lake City, with the north half of the block housing an adaptive reuse office and retail building, an affordable housing development, a central park area and various retail spaces. The southern half of the block will house an innovative Class-A apartment development along with the primary parking structure for the overall block. Similar to Post District (located on the neighboring block to the east) which was planned and is being developed by BCG and Lowe Property Group, Silo Park will be a best in-class mixed-use urban neighborhood with walkable streets connecting office, retail and housing in a complete neighborhood all centered on a central park. BCG and Lowe Property Group would love to host city staff and planning commission members on a tour of Post District.

This application represents the first phase of a larger block development and is approximately 3.87 acres which will consist of four parcels (Lots 4, 6, 7, & 9 (“Park Parcel”) as shown on sheet CSP1) and will house three apartment buildings that, will provide a mix of residential, corporate housing and hospitality uses (Buildings 1, 2, & 3), as shown in the image below. The mix between long-term rentals, corporate housing rentals and hospitality suites is intended to be flexible as dictated by the market over time. These three buildings will collectively include approximately 318 residential units, an attached shared parking garage for all three, approximately 7,000 square feet of retail, and an iconic central park.

Project Rendering

Project Description (from developer):

The 218 W Broadway Apartments is a new boutique mixed-use project located on 218 W and 300 South, in the heart of downtown. The Broadway district is the center of the city’s entertainment district, with a mix of theaters, restaurants, and clubs. It is animated by its dynamic and unique street activity. Our project aligns with the Broadway District initiatives and promotes walkability as well as Urban density to help develop the downtown plan vision. In response to the major population growth that Utah is experiencing, this project will provide additional residential density and create a nexus for sustainable urban living, commerce, and cultural life in downtown Salt Lake City.

With its minimal and iconic architecture, this building will add to the fabric of the city and will reflect the vision of a strong and vibrant downtown. The livability of this area will be improved by providing additional housing units and commercial space and removing the old defunct dry cleaner. Our project will bring multiple housing choices, which aligns with the downtown plan. It is located on a very active intersection which will promote activity and bring life into this area of downtown.

The building façades are oriented towards 300 S, 200W, as well as the alley to the North to respond to the unique site conditions. The façade design is visible on all 3 sides by pedestrians as well as vehicular traffic. The 300 S façade includes ample glazing along the street level which helps activate the fourteen-foot-tall storefronts to encourage pedestrian interaction and visual interest. The upper levels contain the residences, which consist of junior-one bedrooms as well as two-story lofts on the top floor.

The building mass has been divided into a grid system that is both simple and elegant. The angled walls provide privacy to the units and allow different viewing angles. The façade essentially expresses outside the viewing apertures that are available to each residence from the inside. The grid brings organization to the façade and reduces its elements to a human scale. From the inside, the grid allows for an intimate experience of the City in each dwelling unit. The main façade is facing South and provides expansive mountain views, while the North façade opens views of the downtown skyline. The building consists of high-quality durable materials which help add to the character of the Architecture. The Large volume will be constructed of fiber cement board panels and glass. The lower commercial volume will be clad in a perforated metal façade to help create interest during the daytime as well as the night.

The 218 W Apartments will add a unique character to this City block and will help strengthen the connection between the Broadway and the central business district. Our project allows direct access from 200 West which will also augment the pedestrian and traffic flow from Poplar court. This will help the flow of traffic through the inside of the block and will help improve the alleyway conditions on the Northside of our site.
