In general SLC zoning needs to be expanded to allow for taller buildings outside the core of downtown, most would agree. Although we do have many underutilized plots of land in the D1 zoning area for tall towers, not all the properties are available to be developed when needed. Expansion of the D1 zoning needs to be expanded in my opinion. There aren’t many legit reasons not to expand the zoning unless you happen to own an undeveloped plot of land and are worried your land value may drop.
All I know is someone needs to hang those two kooks from Houston who said that sprawltopia is a legitimate idea. Urbanization around mass transit is essential for the health and vibrancy of the Wasatch Front community. Hopefully the local politicos and stake holders see the path to failure due to continued sprawl in the area. Although I am not holding my breath. Several of the decision makers in this state are mentally retarded.
P.S. I am very relieved that the dive dump motel six will be a thing of the past.
That 9th East mixed use is much better then other previous projects but I’m not excited about how wide it is. It would have been nice to have a little variance in height by adding a few levels in a few key spots. All in all it will be nice at street level and attractive.

Hit a few obstacles along the path, but I'm still pursuing a few different ideas, a whole list of potential properties that are ready for re-development/rehab, small to big. This will be the first place I announce anything when it does happen. Planning to get on here more consistently rather than months in between.
Great pics. If the builders were taking advice I would have the mid-height section of Kensington tower on the north side, or back side and move the grassy area to the street side. Otherwise the grassy area won’t see much sun and feel closed in. It would also emphasize the tall slender face of the main tower. Just my two cents
Kinda like the old rendering of the regent better but this is great for a mid block tower either way. I kinda give the regent the lowest percent chance of being built of the Kensington, theatre tower and regent. Again, just my two cents.

The tower in these new renders is from HKS (same as Kensington) and it's mixed use. Floors 3-14 are a hotel, floors 15-24 are residences, and floors 25-26 are a restaurant/pool space according to the plans in the link.

I agree with Utah_Dave on the mid-rise portion of the Kensington Tower. I still remain skeptical that they will get built, but also very hopeful that they do.
This would be great to have both a 39/40 Story Residential building and a 26 Story Mixed-Use building going up around the same time, next to each other.
I am hopeful for both to start in 2021.
200 South will really start to change with the projects proposed/planned between 3rd West and 3rd East.
The Regent St. project is alive. Dakota Pacific is moving forward. The detailed renderings by HKS are nice looking (but not public). They plan to break ground in 2022 and finish around the same time as Kensington. However, I would be concerned with the timing because hospitality projects are hard to finance right now. The industry forecasts 2025 return to normal, so I wouldn't be surprised to see a delay to time the opening for early 2025 instead. Kensington is targeting late 2024 delivery.
