Located between Madison Avenue and Park Avenue, the vacant lot is two blocks east of the 110th Street Station – Central Park North subway station, serviced by the 2 and 3 trains. It is also two blocks west of the 110th Street subway station on Lexington Avenue, serviced by the 4 and 6 trains. David Dishy of L+M Development Partners is listed as the owner behind the applications.

The proposed 219-foot tall development will yield 698,902 square feet, with 545,566 square feet designated for residential space, 27,750 square feet for commercial space, and 95,585 square feet of community facilities. It will have 315 residences, most likely condos based on the average unit scope of 1,731 square feet. The concrete-based structure will also have a cellar, basement, and rooftop.

David Middleton of Handel Architects is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

It will have 61 residences, most likely rentals based on the average unit scope of 708 square feet. The concrete-based structure will also have a cellar and a 30-foot long rear yard.

Robert Bianchini of ARC Architecture is responsible for the design.

Liu’s company, Chuang Heng Rego Park LLC, closed on the property last week for $30 million. It was sold by the Catholic Church of Our Lady of the Angelus. CBRE’s Dan Kaplan and Tim Sheehan brokered the sale on behalf of the church.

Something that should be watched. Lightstone has been making moves all around the city. this area is a hot spot for future development, with a few developments in the pipeline along the Harlem River.

The Lightstone Group is getting in on the Mott Haven apartment renaissance with a $30.05 million long-term lease for land along the Harlem River waterfront that is also in an Opportunity Zone.

The giant Bronx site at 475 Exterior St., aka 60 E. 149th St., stretches for 725 feet along the river between the 145th Street Bridge and an upcoming city park. A 764,000-square-foot project can be developed there, and it is likely slated for hundreds of rental apartments and local retail. (Condominiums are not built on rented land.) The zoning also allows schools, offices and hotels.

Lightstone declined to comment on the deal or its plans, but last year it purchased seven occupied Bronx rental buildings, as was reported by the Real Deal.

The site owner, River Edge Realty, an entity of Bronx County Recycling, bought it in 1992 for $6,400, and other city documents show it signed a 49-year lease with a 50-year extension in mid-January with Lightstone. The start date of the lease was not publicly recorded, and no one returned a message left at its Bronx offices.

The latest casualty is at 441 4th Avenue in Park Slope, where a Neo-Grec brick building by the prolific George L. Morse once stood. Its most recent tenant, Good Shepherd Services, sold the lot to developer Joseph Banda, who completed the transaction under an entity known as Vibes of One LLC, for $15.5 million in July 2018 (per Acris). Demolition permits were also filed over the summer. Most recently, architect J. Frankl Associates has unveiled rendering of a slick brick building with a glass center to go up on the site.

The first floor of the new building will be devoted to retail space and a community facility. According to renderings, 65 apartments will start on the second floor and have high ceilings, oversized windows and, in select units, private terraces.

The proposed 195-foot tall development will yield 242,726 square feet, with 100,097 square feet designated for community facilities, 74,118 square feet of residential space, and 20,582 square feet of commercial space. It will have 245 residences, with an average unit scope of 302 square feet apiece. The steel-based structure will also have a cellar, 30-foot long rear yard, and 55 enclosed parking spaces.

Did they buy the air rights to the corner building it is hugging? The question being, are we stuck with that mediocre corner structure?

The corner building is staying. This is NY. We can have a beautiful development, and right next to it, a crumbling 5 story structure that looks like poop.

In time due, I think its prime land for a slender. It'll be developed in time due. My inclination is a mid rise.

Question - is there a section of this site that specifically focuses on developments in the NYC suburbs (other than the Jersey City thread)? I know in the Philly P&C page we have a "metro" thread for suburban stuff, but I haven't come across anything for NYC. I'd definitely be interested in following that. There is a ton of development in the suburbs and plenty of additional users who would post about it, I'm sure.

Ho hum, the old structure doesn't look all that special to me. The new building looks like a big improvement.

Yeah the building had historic warm character, but the new building, as you said, is at the very least an overall improvement.
