SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

Downtown West Update - The Crossing At 9th



The Crossing at 9th – fronting 900 West but listed at 880 W. 200 S. – will be a 204-unit development with ground floor space that won’t be commercial upon completion but could be converted in the future.

The dense multifamily housing would replace a vacant Mexican restaurant, surface parking lot, one-story commercial space and garden space.

TSA-UN zoning calls for “an evolving and flexible development pattern (that) defines an urban neighborhood station area.”

“Urban neighborhoods consist of multilevel buildings that are generally lower scale than what is found in the urban center station area,” the city says of the zone. “The desired mix of uses would include ground floor commercial or office uses with the intent of creating a lively, active, and safe streetscape.”

Project Description (from developer):
Pickle & Hide is a mixed-use development located at 741 400 West. The project is envisioned as a live/work/ play hub, promoting an active lifestyle and celebrating the creative history of the Granary District. A diverse mix of apartments, commercial space, and ground floor neighborhood-focused retail is provided throughout the site. A pedestrian connection lined with green space and patios is proposed throughout the site which is in alignment with the Mid-Block Walkway Master Plan, reinforcing Pickle & Hide as a destination within the existing neighborhood.
The buildings share a parking garage located at the Northeast corner of the site, screening it from the street. The building forms have subtle movement to provide interest above the pedestrian level. The new construction is set back from the existing buildings to celebrate the history of the buildings, provide green space and patios along the building frontage, and invite pedestrian activity to the site.

The Granary District is on its way to becoming Salt Lake City’s next food and beverage district...The latest project is called the G3 apartments. It would be built at 634 South 400 West, immediately north of the Granary Campus.

G3 would be a seven-story apartment building with 184 units, most of them studios and one-bedroom units. It would continue adding to the queue of food and beverage options on their way to the Granary as it continues to rapidly change from a largely vacant industrial area into a bustling neighborhood.

A new parking garage with space for 1000 cars is being built in the Granary District. The garage would help to consolidate parking for what will be a rapid onslaught of housing and office space in the area.

Small correction here. That is indeed Logan Canyon but said canyon is east of Logan and goes from there up to Bear Lake.

The description you gave is more appropriate for Sardine Canyon, which is between Brigham City and Logan.

...It is now known as the DoubleTree by Hilton Hotel Park City – The Yarrow, and the future of the stalwart lodging option is expected to be of note in coming months as a major reworking of the property is debated.

The owner, a Chicago-based firm called Singerman Real Estate, is preparing plans to demolish the building and then redevelop the land with another lodging property. The project is notable with DoubleTree by Hilton Hotel Park City – The Yarrow being such a well-known element in the Park City lodging industry as well as with the location being so important at the intersection of two key roads.

...The Singerman Real Estate concept for the land involves:

• Five distinct “building pods” that would be connected through a first floor that would be common to them all. An outdoor pool would be at the center.• Four of the pods would offer rooms in a condominium hotel and conference space.

• One of the pods would be the location of restricted workforce housing.

• An underground parking garage.

• A restaurant with a rooftop bar.

• A path along Park Avenue and Kearns Boulevard separated from traffic by a greenbelt that would be included in the development.

• A gathering space described as a plaza.

• Retailers and restaurant space on the ground floor of the new building’s southern side.

• Publicly accessible grounds, such as landscaping and a pathway, covering 38% of the property.

There would be a combined approximately 17,000 square feet dedicated to restaurant, retail and office space...

...Tomai said the discussions about the future of Bonanza Park have influenced the concept from Singerman Real Estate. He said the firm wants to learn how it can “add vitality” to Bonanza Park. The replacement of the existing parking lots with a garage could advance the project and the overall district, he described, since they are so close to the lots at Holiday Village. There is a “ton of asphalt” in the immediate area, he said.

“I think it serves as a catalyst,” he said about the project’s potential impact as the broader vision for Bonanza Park advances.

The project calls for a 174-unit condominium hotel and 60 units of restricted housing. The development would appear from street level as if it is spread through five buildings, but it would instead be one building connected at the ground level and through the garage. Tomai noted there are expected to be full-time residents living in the project as he described the hopes for vibrancy at the location. He said the designs incorporate what he considers to be a “greenbelt” separating the planned building from the roads...


Of Special Note: Bonanza Park covers 200 acres east of Park Avenue and on both sides of sections of Kearns Boulevard and Bonanza Drive. All are in agreement that whatever specifics are adopted for the redevelopment of Bonanza Park, the over abundance of blacktop parking must be greatly reduced.

The city-owned, historic Northwest Pipeline Building in Downtown Salt Lake City will be transformed into a mixed-use, mixed-income neighborhood with units available for lease by 2025, Mayor Erin Mendenhall announced...


...Housing Assistance Management Enterprise (HAME) will partner with the city, New York City-based Xylem Projects, and Common Ground Institute to renovate the 1958 Northwest Pipeline Building, construct two additional buildings, and incorporate retail and public spaces to create “The Grove.”

More than 60% of the 244 units will be family-friendly with 2-4 bedrooms and 26% will have pathways to home ownership, Mayor Mendenhall said. The $150-$165 million project will have ground-level daycare services, healthcare clinics, a healthy food cafe, and access to free transit for K-12 students and their parents, she said.

Dan Nackerman, President of HAME, said that first-time homebuyers can purchase a unit for approximately $205,000 for a family of two and $285,000 for a family of
4-6...

...Rents will average between $1,000-$2,400, depending on family size–though some of the rents will be as low as $650, Nackerman said. The project targets household incomes between $40,000-$81,000, but will be available to those with incomes as low as $25,000 and as high as $153,000, he said...



A Brief History

The father-son duo of Slack and David Winburn designed the building for Pacific Northwestern Pipeline Corporation, which was completed in 1958. The Winburns' designed it in the international style as it joined Slack Winburn's other notable work like the First Security Bank and the Clift buildings in downtown Salt Lake City, which also remain to this day.


Preservation Utah describes the Northwest Pipeline Building as the "sister structure" of the First Security Bank Building pictured below, which was later restored and became the repurposed Ken Garff Tower. The building, which cost $2.5 million to build at the time, featured a penthouse conference room, as well as "heat-resistant glass and aluminum louvers to shade windows on the south and west for energy efficiency," according to the preservation organization.



Ownership of the Northwest Pipeline Building eventually changed hands in the 1970s, as it housed Salt Lake City's public safety operations beginning in 1979. It was added to the National Register of Historic Places in 2011, three years before Salt Lake City moved its primary public safety headquarters to its current home pictured below.

SALT LAKE CITY (KUTV) — A downtown Salt Lake City shopping center will celebrate 20 years next month. The Gateway was built just before the 2002 Olympics...

In 2016, its new owners, Phoenix-based Vestar, unveiled a $100 million plan to revitalize the mall, ...that plan remains unfinished, including a boutique hotel inside the historic Union Pacific building and an ice rink on the Olympic fountain.

Jacklyn Briggs, The Gateway marketing director, said the investment in the mall has been made, although she acknowledged some aspects of it have not come to fruition yet.

“When you think about it in the terms of, okay, you know, there’s going to be one grand opening date, that’s not the terms we think of,” said Briggs. “This is a building process that we’re doing alongside the community.”

Briggs said the hotel, which will be called Asher Adams, is still on track. Construction is set to begin next spring, she said, likely finishing in 2024.

New renderings released to 2News Friday showed what the inside and outside of the hotel will look like.

The planned outdoor ice rink is also still coming to The Gateway, Briggs said, but not until the hotel is finished.

Other things are also happening, she said, such as new restaurants, art, and other improvements on the site.

“It’s an ongoing process that we’re doing, and we’re pivoting with the community about what they need and what’s beneficial to them,” said Briggs, “so it’s sort of an ongoing organic process in that way.”...

Clearwater Homes of Utah and Watt Investment Partners of Santa Monica, CA, will start construction on a 138-unit market-rate apartment project at 360 West 200 South in the heart of Salt Lake City’s warehouse district.

The project aspires to be “iconic, remarkable, and aesthetically enduring” – “a source of pride for the local community” according to the local developer, Clearwater’s Micah Peters.

Peters has developed Paragon Station on the same block, and also is under construction with the Paperbox project with PEG Development just behind the Zephyr Lofts site...

...The name “pays homage to the depot district and the historic Zephyr engine/line that steamed into Salt Lake City on the Union Pacific rails,” Developer Micah Peters told Building Salt Lake.

Infilling surface parking lots between the historic Westgate Lofts on the east and the Dakota Lofts on the West, The Zephyr will rise eight stories to 85 ft. Sitting on D-4 zoning, the developers have entered the design review process in order
to exceed the zone’s nominal 75 ft height maximum.

The Zephyr’s 138 units will be a combination of 70 studio, 55 one-bedroom, and 13 two-bedroom apartments.

It’ll be parked at a 1:1 ratio (140 stalls), with the upper floor of the podium parking incorporating 3 car city parking stackers.

Street frontage will consist of gyms, a leasing office, and a small bar/restaurant space. Clearwater’s Peters says he’s in conversations with a local artisan operator that has several food + beverage businesses in the neighborhood. The retail
space offers 1800 sf and a 20-seat outdoor patio.

It will provide a public walkway from 200 South to the midblock right-of-way that skirts the Paperbox development.

The Zephyr Project's excavation can be seen in the photo below to the right. Salt Lake City and its greater MSA/CSA construction
are firing on all cylinders as its vacancy rate dips to under 2%. This, yet still historic construction levels cannot begin to keep up with ever-increasing demand.

Downtown Update - Astra Watch - Timeline Highlights, July 4, 2023 through May 2024



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 450 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.
