My excitement over development in ATL is roaring

As I've said before this ground-shaking announcement today, 2014 is going to be a gigantic year for this city...perhaps the biggest since late 90s. Ponce City Market, Krog Street Market, the Streetcar, Civil Rights Museum, Football Hall of Fame, Buckhead Atlanta, Falcons Stadium kicking off, and the likelihood that there will be 5+ cranes (I've lost count) going up in Midtown, including this 51 floor announcement. I also suspect that there could be a couple more significant announcements to come in the next several months. And I know I'm forgetting a bunch of projects in Buckhead and Georgia State developments too.

Such a tease! Just spill the beans already! I'm really hoping for one of the vacant lots on Peachtree between 5th & 10th!

Great news re: 1138 Peachtree! Sounds like another piece of the "Midtown Mile" puzzle is coming together. Hopefully just the first of many new developments that will come to fruition in Atlanta in 2014/2015! Daniel/Selig are developing the next phase of 12th & Midtown across the street from this space as well, so maybe they will get started on that sooner now that another project of similar scale appears to be gaining momentum.

I don't believe 13th is going to be extended. The lot appears to be only 120 ft wide (2 parking bays), and extending the street would eat up half the site.

Yeah this was it! But it seems as though this isn’t the only big Peachtree announcement that’s in the works (looking at you foxmccleod).

The height I suggested is pure speculation on my part... It depends on where they are measuring from (Crescent or Peachtree side) because they are about a floor/maybe 2 apart. Those two or 3 retail floors (Crescent + 2 on Peachtree) might be around 12'-14' and lets say they have an amenities level (pool/gym/etc) at the same height. The rest of the 47 floors are standard residential and will more than likely be around 10' a piece.

So let's say 4 levels @ 14' = 42' and 47 levels at 10' (maybe a penthouse with a higher floor?) = about 470'-474'. That's about 515' total without a crown. From the perspective render in the brochure (granted its only shown at about 40 floors) you can see clearly see a crownless design, so I was assuming that what they are showing would be a close enough version to the final product with maybe 10 or so floors added on...

But like I said, it’s all speculation at this point. You know sometimes you can’t trust the accuracy of the information (especially regarding the height) in these first few announcements for a project. A lot of the financial decisions that occur in the earliest stages of a project can greatly influence the design/height and almost all of that can change with each new signed contract. Who knows? They might present an entirely different design on Tuesday night which is why someone should go get us some pics!

UMMM... OK GREAT NEWS BUT ANY BODY HEARD OF THE BUILDING NEXT TO THE Georgia MultiModal Passenger trail. It looks like it could be 40,50, 60 stories have anybody know anything about it??? sorry if i mess up picture can anybody show me

This is not real. Nothing done in "planning studies" like this is every real. Believe me, I do them for a living.

1138 Peachtree Project

While I'm very excited about this project I am disappointed in the design of the building. Even though only few stories are seen in the image I don't think it's an attractive design. What do you all think?

Wasn't the only retail planned for the Mandarin Oriental going to be a high end bakery or something? This one is brimming with retail: entrainment uses on Crescent and traditional retail on Peachtree. Perfect.

The market concept with escalator entrance is intriguing to me. What sort of business might go use that kind of space?

It's a big enough space (with loading docks) for a mid-sized grocery store. There's a Whole Foods in the basement of the Time Warner Center in NYC with escalators down to it from the main atrium. It is a pretty smart idea- grocery stores don't need or want windows.

Maybe their goal is a new stadium in a better part of town or at least a massive clean up of the ghetto that surrounds parts of Turner Field?

The area shown on the Cobb map has poor transportation accessibility on so many levels.

I'm with briantech. I smell a fishing expedition. Getting Cobb citizens to fork up money for this will not be easy.

Braves off to Cobb. Not a bad idea if it results in action to improve the area and transportation to Turner field. Otherwise, the current stadium is just a space eater in the central city and might as well be out in the burns- following on the example of NYC to play football in NJ. Will be interesting to see how this pans out.Not really a skyscraper issue and should probably be in the Atlanta section along with the Falcons stadium.

i agree a new thread should be created under the atlanta sub forum for this. but ill just say, this is nuts! the only way this works or makes sense is if running a new marta heavy rail line up 75 is part of the deal, and we all know Cobb is against the sales tax to join Marta access.

stated right here on their website about the current location and a reason to leave: "There is a lack of consistent mass transportation"

riiiiiight.. and this new location has such great mass transportation infrastructure. that monorail plan that was being thrown around would have completely solved that issue for you guys and i think it was paid for privately.
