For what it's worth, opinions about LA are changing. I think it's not an exaggeration to say a sea change.

One may not like him, but it's something to say that the city has decent Civic Leadership (i.e. leadership that "gets" it and is doing something about today's most pressing issues).

Downtown may not yet be bursting at the seams (that's not of concern to me), but it's reassuring to see people beginning to see the benefits of good land use and rethinking "density."

I feel the most optimistic when looking at all the developments in LA (even more so than NYC), because of what it portends...

Only people who has live in Los Angeles for more than 15 years would now what Antonio villaraigosa has done for the city. I personally never though I would used public transportation in this city or ever walk on the street in downtown LA, now I have done this many times and feel safe to do it. I ride the subway from Hollywood to downtown, is more convenient than driving my car. There is more to be done in this beautiful city than one man can do in just 8 years.

I am not voting for Villaraigosa because he is a humble--how many politicians are humble?? I voted for him because he gets stuff done.

Bingo. I never cared at all about Villaraigosa's personal life or ambitions, nor any politician's personal life or ambitions for that matter. Does it affect me at all? No. What they get done in office is what affects me. In that regard I give Mayor V a solid A-.

I wouldn't give Villaraigosa as high of marks as DistrictDirt does, but that doesn't mean that his "standsards are crap."

Here is an excerpt from an LA Times article on Mayor Garcetti soliciting input from LA residents. I hope this one comes into fruition, especially for the future of Downtown Development:

"Garcetti's afternoon was devoted to meeting with members of the public, in sessions of up to 20 minutes. Landscape architect Mia Lehrer, a longtime Garcetti backer, asked him to appoint a "design czar" — a high-level official who would make sure development projects navigate the city's approval process smoothly, fit in with their surroundings and have "innovative" design. "Elegance and good design matters," she said."

Now that we have a central Grand Park, Target, Walgreens, 7th street restaurant row, Spring Street, LA Live entertainment, culture of Little Tokyo, uniqueness of Arts District, center of LA's growing transit system, etc.... I find the amenities are here. We still need more, but it's probably one of the most walkable neighborhoods today or short cab rides away.

Antonio gets flack for being narcissistic, outlandish, partier, etc... But he's the first Mayor ever to call LA for what it us - a world-class city. No other Mayor in LA's past used that term, which frustrated me. LA is the 2nd largest city in America, the capital of Entertainment and yet Mayors would claim its "suburban charm". This is Los Angeles and we should have a Mayor who is proud to boost LA to the world. Antonio did that and he changed the international reputation of LA from "suburban charm" to repeatedly stating "world-class city". It was a simple change in how a Mayor addressed LA but he stared it proudly and reminded the world, we're a major city.

just read in the LA business journal that the Whole Foods to 8th and Grand is all but wrapped up. total retail space at project is 36,000 square feet while a typical whole foods is 38,000

There were several reasons. Chief among is them that, if your life is not already based in DTLA, it's not the easiest place in the world to get to, or to park in, or get back out of. As I contemplated the move, I started to discover that most of my friends, and girlfriend, in other parts of the city (I've been on the westside for about 8 years) balked at basically ever coming to visit.

The lack of grocery stores really hurts. I have an Erewhon across the street from my place, with Trader Joe's and the Farmers' Market at the Grove a five minute walk. I love the Grand Central Market but I don't see stocking my kitchen there every week.

The rest of it mostly has to do with the intangibles of the street experience. Fairfax is covered in trees, and I've got Pan Pacific Park right across the street which, with basketball courts, BBQ pits and all that grass, blows Grand Park away. Downtown also doesn't always feel particularly safe, and I've also never been there without being harassed for change by at least one homeless guy, or stepping over somebody's piss. Until that problem starts to actually get addressed, I am always going to think twice.

And Fairfax has more than double the population density of DTLA (not counting the Downtown commuters, who I'd never be around to see anyway). I've never walked around at night out here, and felt alone. That's added to by the fact that the street life is contiguous -- whereas a lot of Downtown is broken up by parking structures and surface lots.

I'm sure it sounds like I'm ragging on Downtown. I'm not. But my roommate and I had to have a lot of frank conversations and spent a bunch of time just wandering and exploring to get a sense of it. I really wanted to make it work, but these were the conclusions that we came to.

As more of these projects fill in those gaping lots; more residential density gets added; hopefully the streetcar and the regional connecter; plus all the planned retail, restaurants, etc.; I'm sure all of it will change. But as is, I didn't feel ready for it, and it didn't feel ready for me. Yet.

Medallion Retail News

Great news coming from (of all places) the Medallion! They've just announced six new restaurant openings for early next year, with plans to open a permanent farmers market. The weirdest part is that the developers are doing this cause the low-end wholesale tenants they were targeting never materialized.

Farkhondehpour opened the Medallion three years ago, with 96 apartments above 200 mostly small retail spaces. As a landlord who owns about 800 retail spaces in the Toy District, he planned on marketing that space to similar discount and wholesale businesses.

But after only signing about 20 leases in three years, he decided to invest another $4.5 million on upgrades and re-envisioned the project as a higher end restaurant and shopping spot.

Lot near Staples Center attracting bidders
The 4.6-acre site at the southeast corner of 11th and Figueroa streets has been approved for a high-end mixed-use complex called Fig Central.

A sprawling parking lot across the street from Staples Center and L.A. Live is up for sale and drawing bidders eager for a prime piece of downtown Los Angeles real estate.

The 4.6-acre site at the southeast corner of 11th and Figueroa streets has been approved for a high-end mixed-use complex called Fig Central.

Moinian Group bought the property from Staples owner Anschutz Entertainment Group about seven years ago when L.A. Live was under construction.

At the time, New York-based Moinian, one of the country's largest privately held real estate firms, paid $80 million for the lot.

"We have a broad range of interest in the property, including Asian, Middle Eastern and U.S.-based developers of major infill mixed-use developments," said broker David Hasbrouck of Cushman & Wakefield, who is representing Moinian in the sale.

Potential buyers "are inquiring about the property on a daily basis," he said. But he declined to reveal the asking price.

A buyer should be selected and the sale should be finalized by fall, Hasbrouck said.

"It is considered to be the premier development site currently available in the greater Los Angeles area," Hasbrouck said. "It is also located in the South Park district of downtown Los Angeles, which has been the hottest area for full spectrum multi-family and luxury condominium projects in the last five years."

In 2006, Moinian Group said it would build two residential towers that had three types of units: lofts that could include condominiums, penthouses and live-work units that could house small businesses. A specialty grocery store, health club, retail space and restaurants were planned to take up about 250,000 square feet of the property at street level.

The city approved that plan for the mixed-use development on the site, but nothing was built. Hasbrouck said the land will "absolutely" be developed into a mixed-use property that will bring even more residential units to the area.

A website for the Fig Central project includes plans for two towers. The north tower plan has 51 stories, rises 575 feet and includes hotel and residential space. The hotel would have 500 rooms. The second tower is designed to have 37 stories devoted to residential space.

The new buyer may somewhat alter the current design plans, but John Eichler, executive director of Cushman & Wakefield, said he doesn't expect significant changes to be made.
