...The tower that will replace the existing Broadway Place will be 31 stories tall. It will bring 359 residential units to the area on 26 of the 31 stories, leaving 5,800 square feet of space for ground-floor retail and 359 parking stalls on four stories above ground...

...The Worthington Tower “builds on the vision of community leaders who developed the goals of programs like ‘Downtown Rising’ and is one step forward in ensuring Salt Lake City remains the primary cultural, financial, legal and government center of Utah,” Matt Lusty, a representative of the group, told Building Salt Lake on Wednesday.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

A pair of developments seeks to continue the transformation of office buildings into housing near Trolley Square, while taking advantage of high-density zoning near the TRAX line on 400 South.

The latest proposal would replace a home goods store at 424 S. 700 E. with 249 residences in a six-story building known as a five-over-one, or apartments above primarily parking on the ground floor...


...Together with the proposed luxury student housing immediately to the south, the area north of Trolley Square could see the addition of nearly 500 more residences and more than 900 bedrooms once both projects are completed.

That’s in addition to hundreds of other residences that have been recently completed within a block in either direction of the site, and thousands more along 400 South...

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

Update, The IZZY North & IZZY South Project - The Sugar House District

December, 2020...On 2100 South, near 600 East, a developer received approval for slightly more height (mainly for the building’s design) to replace two existing car-oriented businesses with mid-density housing...

...Given its proximity to the S-Line, as well as well-serviced bus and bike routes, is seeing added density west of 700 East and on both sides of 2100 South. The developer is also building Izzy North directly across from Izzy South on 2100 So. They’re providing 58 parking stalls for 71 housing units, more than 36-stall minimum for CB properties within a quarter-mile of transit.

The rendering shows people biking on the sidewalk, (which is an accurate depiction, as the city has resisted anything but a car-only 2100 South). The project would eliminate three of four existing curb cuts.

Materials Modifications - February 2021

Izzy South at 534 E 2100 South, brought High Boy Ventures and ajc architects in front of the commission for the second time, responding to comments that their building materials were not differentiated enough at first submission. Their modifications were largely praised by commissioners, who also required the proposed EIFS finishes on the third-floor terraces be replaced by cement board, a more durable material.

The project sits on CB Community Business zoning, and needed to enter design review for three feet of increased height (to 33 ft) and a gross square footage greater than 15,000 sf.

The developers plan a mirror building directly across the street, on the north side of 2100 South.



May 20, 2022 - Construction Schedule Update For Izzy North and South


Updates as of May 20, 2022

- Project description: 2-70+ unit residential, townhomes and single floor, with small commercial component on west end, ground floor.
Project Location: 550 E./2100 S.

- Excavation work has been completed on both the north and south sites.

- Foundations are now formed on the north site. A permit is being issued to allow for the closure of the outside, WB lane on 2100 S., between 500/600 East, to accommodate utility installations for the Izzy North project. This closure has been briefly delayed, but will exist for approximately 5-6 weeks

- (Start-up is now estimated to be end of May/early June). The traffic shift will begin just west of the 700 East intersection, opening back up just before the 500 East intersection. Completion: Fall of ’23.

Central City - More Micro Units Close to the 400 S Light Rail Corridor

As the 400 South Light Rail corridor continues to grow out to surrounding streets, the new proposal seeks to add more units to a corner parcel through micro units on Broadway. Located on the southeast corner of 600 E. and 300 S. in Central City, Bamboo Housing plans to remove two structures, remodel two others, and build a new multifamily building. The new structures would have 38 microunits at 400 square feet each, one one-bedroom unit, and a remodeled single-family home...


Bamboo LLC & Sixth East LLC - Architect: Thom Jakab Architecture + Design

...The 39-unit complex will only have 12 parking spaces, which is only allowed due to the closeness to the TRAX line and stations. A large indoor bike storage facility will be attached to the one-bedroom unit building.

This would be another microunit building close to the 400 S corridor, along with ones like AQUI and 343 on 400 East.

Salt Lake City International Airport - Timeline June 2023 Through January 2024

European frequency is pretty maxed out at this point with up to 4 daily flights next summer to Amsterdam, London, Paris, and Frankfurt.

Also expect daily service to resume/be added to most remaining small-midsize cities in the eastern US currently not served by SLC as gate capacity doubles in the next few years.

Delta is Opening a Second Sky Club® in Salt Lake City in 2025.

The airport completed construction of the new 900,000-square-foot Concourse A in September 2020. Concourse A serves Delta exclusively with the carrier occupying all of the 22 gates that are scheduled to open by October 31st. Delta operated over 230 flights from Salt Lake City to around 90 global destinations this summer including added frequencies to Austin, Charlotte, Nashville, Philadelphia, and more. Concourse A has a Sky Club® currently and the new location will complement the gorgeous existing lounge.The new Sky Club® will be located in Concourse B and will provide travelers with access to a more convenient lounge near the B Gates. No word on the Sky Club’s® size or proposed amenities has been released.

The Salt Lake City Tribune reports that Delta employs more than 5,000 people at Salt Lake City International Airport (SLC) and it signed a lease extension last year that guarantees it will maintain its hub there until at least 2044. Construction on Concourse B will be fully complete by 2027 and Delta will occupy more than one third of the concourse by that time.

Downtown Southwest Update - The 1500 Platform Apartments

The Platform 1500 Project located at 309 W 1500 S & 1512 S. 300 W. will add to the already exploding 300 West Corridor. Platform 1500 will consist of 60 units with zero setbacks from all property lines. The Project will sit on 0.51 acres consisting of two parcels. Both concerned parcels are currently zoned CG, General Commercial District. This zoning has multifamily residential as a permitted use. The current use of the site is as an automotive retailer business with two 1-story buildings.

The unit mix consists of 6 efficiency one bathroom units, 29 one bedroom one bathroom units, 19 two bedroom one bathroom units, and 6 three bedroom two bathroom units. The building will include a leasing office, a maintenance room, a community room, a gym, a game room, and a common laundry. The AMI rent tier for this application is targeted at an average AMI of 43.63%. This includes 5 units of near homelessness at 25% AMI

The historical Orson Spencer Hall opened in 1955 and housed the largest college at the University of Utah: the College of Social and Behavioral Science. The high-profile two-story building was the largest classroom building on campus at one time. However, it needed to be redeveloped to fit the needs of 21st-century learning and modern codes in the case of a seismic event. The five-story Gardner Commons is the University of Utah’s largest undergraduate academic building, with 35 classrooms, collaborative space, research space, and faculty offices. The commons is also home to the College of Social & Behavioral Sciences, 15 Departments and Institutes (including the Hinckley Institute of Politics), a consolidated center for Student Advising, the University Welcome Center, and a 150-seat Café/Study zone with four food venues and integrated study lounge seating. Renovation & Restoration - University of Utah School of Music - FFKR Architects

Gardner Hall

https://www.ffkr.com/work/school-of-music/ - David P. Gardner Hall was completed in 1933 as the original University of Utah student union building. In 1954 it became home to the University’s music department. By 1997 it had become apparent that the quality of the music department’s facilities had not kept pace with their growth in size and stature. FFKR Architects was retained to design a complete renovation of Gardner Hall, and a major addition, with the goal that the combined facilities would be a state of the art home for the University of Utah School of Music.

The renovation of Gardner Hall entailed a seismic upgrade to meet current codes, and replacement of all mechanical, electrical and vertical transportation systems. The building was gutted save for the most architecturally significant elements. The grand marble staircase was refurbished, and the original student union ballroom was carefully restored and repurposed as a chamber music hall.

The 700 seat Libby Gardner Concert Hall anchors the expansion. The new building also houses large choral and instrumental rehearsal rooms, multiple smaller rehearsal rooms, and a recording studio. The original and new buildings are connected by a four-story atrium.

The existing and new buildings are separated by a light-filled atrium which creates an elegant entrance and lobby for performances in the new concert hall to the north.
To the south, music and activity from the newly christened Thompson Chamber Music Hall can spill into the atrium through restored balcony doors.

The centerpiece of the renovation was the restoration of the original student union ballroom, which had fallen to extreme disrepair.
Walls and ceilings were carefully restored or recreated, and details such as light fixtures, carpet, and gold leaf finish were meticulously reproduced.




Dumke Recital Hall
The Dumke Recital Hall was built into the volume of an original classroom on the top floor of the original building. The Hall provides an intimate environment for soloists and small ensembles.




Libby Gardner Concert Hall

The concert hall was designed to provide an ideal acoustical environment for performances ranging from piano recitals to full orchestra with chorus. An adjustable absorptive wall on the sides and back of the hall can be incrementally deployed or retracted to change the reverberation time in the hall by up to 1.3 seconds to suit the performance.

As reported by the Standard-Examiner last November, the proposed cluster of four- and five-story WonderBlock buildings would contain 354 market-rate apartments, 100,000 square feet of office space, 50,000 square feet of retail space, a grocery store, and a boutique hotel.

Owen Fisher, co-founder and CEO of J. Fisher Cos., said Friday was an exciting time for the community and all those involved in the project...

...“We firmly believe the economic impact of Wonder Block will be felt for generations,” he said. “As you see this project come to life, you’re going to be amazed at how beautiful it is. I know the renderings look great, but when you see it in person, it’s going to be one of those projects that’s just going to stand the test of time.”

Following Friday’s ceremony, Loomis told the Standard-Examiner the public should start to see buildings rising from the site in the next six months.

“The total build time is about four years,” he said, adding that it’s an exciting time to get under way with the project.

“It’s been a lot of work for a lot of people,” he said. “Huge collaborative effort with Ogden City and the partnership with J. Fisher Cos. We’re excited to be working with them and excited to finally see it come out of the ground.”

Ogden Mayor Ben Nadolski also spoke Friday, saying that this project is rising out of special ground.

“We stand here in a place, and at a time, to celebrate the WonderBlock,” he said. “That’s a name that’s rooted in our past. And if you spent a lot of the past here, you can almost smell the bread in the air. This is a place of experience. It’s a place of remembrance. It’s a place that we believe in and that we invest in. That’s exactly what this project is — it’s an investment in us, an investment in now and an investment in tomorrow. Our city’s rich and colorful past has set the stage for this project and it’s that same colorful past and Ogden spirit that’s going to set the stage for our future right here.”

The ceremony concluded with the groundbreaking conducted by city officials and developers alike.

Demolition of the old Harris Fine Arts Building in order to make way for the new Fine Arts Center is well underway. The new arts building will house offices for the college — as well as for the departments of art, design, and theater and media arts, according to a BYU news release.

The building will also host academic spaces, galleries, performance spaces, media viewing rooms, a cinema and a production studio. The other current occupant of the HFAC — the School of Music — has moved to the new music building.

“The arts and music programs are beacons of excellence for the university,” said Shane Reese, BYU academic vice president, in the release. “We look forward to these two new beautiful buildings, which will accentuate the amazing talents of our students, faculty and staff who work in that college.”

The arts building will house a large collaborative hub for department of design students as well as multiple art and design galleries. There will also be a combination lobby and student gathering space.

A six-station lactation room will accommodate students and their families as well as patrons.

“The new building will create proximity and more opportunities for collaboration and student mentoring,” said Ed Adams, dean of the College of Fine Arts and Communications. “Our faculty and staff are now spread over five floors and are located at the far ends of the Harris Fine Arts Center from each other.”

The project is expected to be completed toward the end of 2025.

Big D Construction has been selected as the general contractor for the project, with HKS Architects as the architecture firm.

The college will temporarily occupy the former Provo High School, located on University Avenue, while the new arts building is being constructed.

The HFAC was dedicated in 1965 and houses four of the college’s six academic units. The newly completed School of Music, which also used the building has moved into the new music building upon its completion at the end of 2022.

At the beginning of 2023, the Harris Fine Arts Center was demolished to make room for the new Arts Building, being built in the exact same location.

Hollingshead said the building is currently in the structural concrete phase and that the work is progressing in a general west-to-east direction. The underground utility work, including the main electrical pathways and water and sewer mains, have been placed, he said...

Central Metro East - Canyons Village Workforce Housing Clears Last Major Hurdle. - Park City

Alexander Cramer for the Park Record - A major workforce housing project in Canyons Village is going to be a reality after a governmental approval Jan. 31, the last significant... was signed between the county and the area’s management.

The Canyons Village Management Association plans to build housing for 1,153 workers in 169 units over 7.5 acres of county-owned land where Lower Village Road intersects White Pine Canyon Road, just west of S.R. 224 near the main entrance to Canyons Village.

The developer said the aim is to start building as soon as possible after the snow melts and anticipates a 24- to 26-month construction window that would mean workers could move in during the summer of 2022. The construction is required to be completed by the end of 2023.

County Council Chair Doug Clyde said the deal is “very significant” and that it is consistent with the county’s goals regarding workforce housing and traffic reduction due to its proximity to major transit.

Developer Tony Tyler, a partner at Columbus Pacific, called it a “game- changer” for the area and said it wouldn’t have been possible without using county-owned land...

...Within walking distance of the Cabriolet lift at Canyons Village — ski-boot walking distance, even — officials held a groundbreaking ceremony for an employee housing complex that will be home to more than 1,150 lifites, hotel workers or waiters in coming years.

Officials from Summit County and the Canyons Village Master Association, which directs the base area’s development, touted the project as a unique example of a public-private partnership that they say will make meaningful progress in two issues affecting Summit County: an affordable housing shortage and traffic-clogged roads.

Plans call for 169 units and 789 bedrooms spread across seven buildings to house 1,150 or more employees. The buildings will be located about 1,000 feet south of the Cabriolet lift and the Canyons Village transit center, and the first building might be completed by next June...

This week, Summit County hospitality workers will begin moving into the new affordable housing project in Canyons Village, dubbed Slopeside Village.

The project’s first building received its certificate of occupancy from the county Tuesday. With the building now able to officially open, 240 workers are scheduled to move in this week.

Each floor of the building that opened Wednesday has four sections configured like fancy dorms, with single or double occupancy rooms, four bathrooms and a large shared kitchen and living room.

The main areas have a contemporary look with white walls, dark wood laminate floors and black appliances. Each unit is furnished and can house 12 people. The building also has a large social area on the ground floor and a property manager on site...

A small skyline that has sprouted along S.R. 224 housed hundreds of people working for the Park City area’s top employers last ski season, and it could accommodate hundreds more when the first phase of the project is fully rolled out later this summer.

Summit County officials toured the new Slopeside Village employee housing complex near the Cabriolet lift at Canyons Village on Thursday as Columbus Pacific Development prepares to wrap up construction efforts about two years after the groundbreaking for the apartments.

The private-public partnership between the county and the Canyons Village Master Association, which directs base area development, as well as large employers such as Park City Mountain, has been lauded as a unique way to tackle dynamic issues – like the dwindling housing supply and increasingly crowded roads – that are affecting the community.

County Courthouse staffers, members of the Summit County Council and resort officials last week briefly experienced what it might be like to live in one of 169 units that will be spread out across seven buildings on the site. The tour through the already completed A, B and H buildings showcased various apartment styles, which range from 10-bedroom co-living to 2-, 3-, and 4-bedroom options...

Miller Company to invest at least $3.5B in MLB Project on Salt Lake City’s west side

Big League Utah, a broad-based community coalition, believes Utah is the “Future of America’s Pastime.” Like baseball’s brightest stars, Utah is a 5-tool player for its growth, economy, location, sports culture, and quality of life. The coalition has targeted a shovel-ready site for a new MLB ballpark at the 100-acre Rocky Mountain Power District in Salt Lake City.

Dennis Romboy For The Deseret News - The Larry H. Miller Company intends to put at least $3.5 billion into a mixed-use development on Salt Lake City’s long-overlooked west side, including a potential Major League Baseball stadium.

The company and the Miller family unveiled renderings and videos Thursday for what they say will be a transformational investment and catalytic project for the city. State and local leaders, including the governor, support the plan.

The Power District development includes the Utah State Fairpark and improvements to the Jordan River. The LHM Company is working with the Fairpark board, Salt Lake City, the Jordan River Commission and the state to incorporate various community master and land-use plans into the project...
