I mean not surprising considering rental prices in Hamilton. This is a brand new building, unlikely to have bugs or issues, and has amenities. 1bdrms in Hamilton are current going for anywhere between $1100/month to $1900/ month.

My partner an I pay $1325 for a 1bdrm in a triplex we moved in almost 2 years ago. About $2.20/sqft

Still cheap compared to Toronto which has new builds going for about $4.50/ft. I honestly don't find those rents too outrageous.

Of course what they don't mention is that parking is separate - so it's more if you have a car.

My understanding is that rents need to be the ~$2.50/ft range right now to build a profitable building in Ontario, regardless of location. So it makes sense, especially given that the building is more expensive than many to build given it's tight downtown site.

Jeezus what happened to the $1250 1 bedroom starting price? I wonder if anyone managed to get a unit for the initial starting prices? That's a huge jump and during a pandemic when rental prices have come down.... I'm perplexed.

In contrast I pay between 700 and 750 a month for a TWO bedroom in the east end - simply because I am grandfathered in - all the other units that have been "updated" in my apartment go around 1800 for a 2 bedroom -it's the exact same building unit just dressed differently - the ability to charge 250% more is absolutely unacceptable - we don't even have things like exercise rooms or pools or anything.

It looks like the rents for each of those units say "starting at" so would it be safe to assume that those are the prices for lower floor units and higher floors have even higher monthly rents?

Is 150 Main across the street even fully rented out?

I would think some finishings are still happening but the building appears to be about 1/3rd occupied by now and increasing every day so the thread title can probably be changed to complete!

Overall I'm pretty happy with the outcome of this project. I'm not a fan of fake stone ever so I don't like that bit on Caroline at what I think is a stairway. Also I kind of wish that concrete structural post at George and Caroline (in the photo above) was inside the building. I feel that area is just going to gather leaves and garbage. It looks strange to me. Otherwise, it's a very nice addition to the core. This area is going to be super dense especially if the McMaster residence and the three Main street towers between Hess and Caroline are built.
