All the windows of the tower are square, so if the windows are about 12 feet in height they will be 12 feet wide as well.

Even if the cielings are 12 feet, maybe a few are more, like the penthouse and stuff, and the lobby plus mechanical etc. there should still be at least 90 floors in this building.

its at least the size of the twin towers and the floors are barely bigger if at all.

I don't know if this is still the current design, but it sure looks like all the floors are the same height all the way up the tower.

It says the ceilings are higher than 12 ft, so who knows.

The rendering of the tower is shown here...but final plans haven't been filed.

Where is the parking going to be for this tower? The base seems too narrow to have a built in parking structure. Does anyone know for sure?

In Manhattan, there are virtually no highrise towers with aboveground parking garages.

The vast majority of highrises have no parking whatsoever, and those that do have very limited underground parking.

It's against zoning to add new parking spaces to Manhattan, so any underground parking would have to receive a special permit from the city, and they aren't always given.

So, if there's parking, it will be a few spots in an underground garage, and only after they're approved from the city.

You rarely need parking to sell Manhattan real estate. For example, a new tower on West End Avenue & 86th Street, with $10-$25 million apartments, has no parking.

Interesting. I didn't know that about New York's parking situation. There is parking everywhere in Chicago (although it is never enough).

You're incorrect on that. I live on West End and pass this building on occasion. It has a garage door facing 86th Street which caused quite the kerfuffle amongst local NIMBYs. HERE is a link.

Regardless, you are correct about the parking regulations. Parking is not allowed in new buildings south of 96th Street without a waiver. Above 86th Street and in the outer boroughs, parking is still quite restricted compared to most U.S. cities.

Chicago and NYC couldn't be more different when it comes to parking.

NYC is a city where transit rules, and Chicago is quite auto oriented. When you buy a Chicago condo, it comes with a parking space included.

I had no idea they got the waiver for that new West End building. That's one of the few times where I agreed with the NIMBYs. I think the city should be very strict when allowing new parking.

But, back to topic, if 432 Park Ave. has parking, it will be a small underground garage for the residents, and only if the city gives the developers a waiver.

This building does have parking, as was already stated. Its a beautiful building, the website is http://www.535wea.com I live a few streets away as well.

But yes there are many luxury buildings without parking. Most of these people don't drive themselves anyway. Black cars ftw.

There are hardly any modern buildings of this calibre in Manhattan without parking. All the big tony new buildings that come to mind have parking.

One Beacon Court
15 CPW
Time Warner
One57
Superior Ink

All have parking.

This building will obviously have underground parking. Most people attracted to buildings like this want underground parking. Also, no building of this calibre would be denied parking waiver. It just doesn't happen.

It's a narrow site so they'll use multi-level underground parking to accommodate the parking spaces.

I don't think the Beekman (aka NY by Gehry) has parking, but not 100% on that.

Also 99% of parking garages in Manhattan (south of 96th) are valet parking only, so they are able to get away with tighter than usual parking dimensions.
