"In July 2012 redevelopment plans for The Gulch moved ahead when President Barack Obama announced the final selection of the MMPT as one of a small group of projects from across the country to participate in the Dashboard initiative, putting the permitting process for the Terminal on the fast track, cutting the timeline by as much as one year." (http://www.bizjournals.com/atlanta/news/2012/07/25/white-house-to-fast-track-atlanta.html)

So while the MMPT might have been an idea in the past, I'm not sure there was ever anything actually put together. Please source if I'm wrong, but I'm not sure where you're coming with this.

Along with GDOT the MMPT includes Cousins, The Integral Group, Forest City Enterprises, FXFOWLE, and local architects Cooper Carry. I've seen the renderings they should release soon of the final building. Honestly, not sure why they haven't been released yet?

Regardless, between the federal government, GDOT, and the private component the funding will be there. The facility includes not only transportation facilities (obviously), but mixed used components as well.
Solid post. People think this project won't happen because of the false starts in the past, but A LOT has happened since then.

RIP gravel lot at 8th and Spring. May I never lay eyes on you again.

Re: the MMPT, I can't help but share in the pessimism. I've argued extensively about this on city-data, but I think the hurdles inherent to getting commuter rail all the way to downtown are so daunting that we should plan a terminal that can have a future rail component, or just give up. It's likely that, for the next ~10 years, and quite possibly forever, the transit aspect of the MMPT will just be a glorified bus station.

Hopefully the mixed use component is major and successful. That part of downtown has incredible potential and this could be a catalyst for improvement. If someday a commuter train is added into the mix, it will be icing on the cake I guess.

Downtown Rental Conversions

After all of my griping about the need for more rental housing in Downtown, I've learned of two separate soon-to-be-announced projects to convert existing office buildings into rental apartments. These are in addition to the already announced Paces Properties plans for the former Suntrust building on Piedmont Avenue.

This will be great in that it will remove Class B office space, thereby helping the vacancy rate, and will provide desperately needed residential.

Stay tuned.

Construction Update #6.2

Hyatt Hotel at Villa Christina: https://www.youtube.com/watch?v=0EFEv8jwrBs
The building has topped out. @ 10 floors, it fits perfectly with its surroundings. It's really great that most of the trees fronting the street have been saved and will be incorporated in the landscaping.

Cox Enterprises Tower: https://www.youtube.com/watch?v=RpUANMAAWoI
Crews are racing ahead! A 2nd crane has been installed as work continues on the 9th floor.

Citizens Perimeter Apartments: https://www.youtube.com/watch?v=SdsIyHxekII
I can't believe how fast crews are building the wood framed apartments. 6 weeks ago they were no buildings up yet (just the parking deck) and now their topping out at 6 floors. Pretty quick IMO

1160 Hammond Apartments: https://www.youtube.com/watch?v=ouZ6PNeZj1U
Crews are moving a little slower here. Foundation work continues as the parking deck goes up on the northern end of the lot.

Hmm... with Fairlead Commercial Real Estate LLC and The Creations Group's recent acquisition of 34 Peachtree, I wouldn't be too surprised if this was one of the two buildings. Let the speculation begin!

Still, great news for downtown.

No, that is not one of the buildings.

THis is good news. This and the additional students at the new dorm conversion continues to add people and increase the vibrancy to downtown.

Now, if we can just get Post Properties to fill those holes over by Allen Plaza...

Mmpt

I hope you all are right about the MMPT moving forward this time. The PPP gives it a chance, as it is not completely dependent on the State. The fast tracking by the Feds gives it a boost too.

I'm not sure what the comment about the Falcons Stadium making the MMPT possible meant. They are next to each other, but really have nothing to do with each other.

Starting the project as mostly a bus depot (with allowing for future rail) would be a shame, but might keep things moving forward while all the relevant parties hash out the issues with rail service. At least they could build something to fill the giant void there.

Ultimately, I'd love to see rail service happen. Commuter rail makes so much sense with the Metro's development pattern. Previous ideas like the Brain Train and the Lovejoy-Griffin-Macon line were great ideas for first steps. But, when it came down to it, there was no political will for funding.

The other studies we keep hearing about for High Speed Rail and inter-city rail are probably so pie-in-the-sky that we'll never see anything happen.

But hell, let's build something!

I'm with you. By the way, is it true that the largest private sector employer downtown is the Koch brothers? I think that's cool if true.

They own Georgia-Pacific so maybe. That's hardly something to be proud of, though.

Viewpoint's sales center now says Seventh Midtown on the awning, so hopefully they're getting some pre sales. There's also a website up now.

http://www.seventhmidtown.com/

Also at 930 Spring there's some equipment on site (soil testing? pile driver?)

Mount Vernon approves deal to sell property for stadium

The Mount Vernon Baptist Church congregation approved a $14.5 million deal to move, potentially making way for the new Atlanta Falcons stadium to be built on land just south of the Georgia Dome, church leaders announced Thursday night.

The decision, by a vote of 116-16, came after about 90 minutes of discussion among church members.State money will fund $6.2 million of the deal — the most officials say they can pay according to a state law preventing them from going higher than appraised value — and the Atlanta Falcons have agreed to pay the rest.

Looks nice. Something different for a change. Hopefully retail will be added along 5th - It's a pretty long stretch of road. Great news about them hiding a majority of the parking.

Oh, I just LOVE this! I really wasn't sure what to expect from JLB, but I would like to see this type of bulky, midrise density replicated all over town.

Thanks so much for sharing, clexmond.

100% agree. The stretch of 5th Street is one of the sections currently marked as requiring a variance since it has ~10 parking spots in the "active use" section of the building along the street. I think it would be much better suited to ~3000 sq ft of retail. Besides that I think this is a pretty positive addition to the area.
