Sometimes the city planning commission will deny a request for a parcel rezone if they dont think other conditions were met... usually aesthetic issues and building orientation. I doubt the project is dead though. Basically they will use their power over one issue to control something that techincally isnt under their purview.

Thought you would all be interested in this. I don't have a subscription so not exactly sure which building it is that ISH bought... Is it just me or does 32,000 sq ft seem low?

Skyscraper

Since this is a skyscraper site, some of you might be interested. Tonight on PBS at 9:00 p.m. Central, there is a program about the One57 building in NYC.

Since I don't live in New Orleans anymore, I'm going by my state's PBS schedule. I don't know if WYES is airing it at the same time.

I'm sure they'll just appeal to the city council. I live nearby and have met with the developers. Once they work out some aesthetic issues and reduce the parking I think it'll go through, there's very little standing in the way right now.

When you spoke with the developers did you ask them why they are only doing one story retail, instead of multiple floors with apts on top of the retail?

Drugstores don't work on that model except in CBD locations. Even in Chicago they are planning a one-story Walgreens with parking lot across the street from a major L station.

The process kind of ensures uniformity. Usually a local developer gets land and pays an architect to prepare a site plan conforming to the chain's guidelines... then the developer's proposal is evaluated by the chain based on traffic levels, demographics, and the degree of adherence to design standards. If the chain likes the proposal, it issues a Letter of Intent, which unlocks financing for the developer. So obviously the developer is going to follow those design standards as closely as possible to maximize his chances, unless he has a slam-dunk site with massive auto/foot traffic and perfect demographics.

To be honest, I'm surprised Walgreens agreed to Sterling's unusual setup at Magazine/Octavia. The parking there is completely concealed from the street and the store has two entrances. But there, the Uptown/Whole Foods demographics were so good Walgreens couldn't pass it up even though they already had a store a few blocks away on Tchoup.

Fair enough. Although almost all of the recent drug stores in DC have housing on top and NO desperately needs more housing. you are probably right that they are just leasing those spaces though. Rents would be high enough to justify it I would imagine.

They almost laughed us out of the room when we asked for a corner entrance and reduced parking, so I think residential above probably would've given them an aneurysm. When I showed them several examples of CVS stores built new on a corner they just said this isn't a "downtown store" so CVS wouldn't go for it. I completely understand that these operations have a very specific formula and are not willing to take any risk in straying from that, but it's really shocking just how rigid they really are.

I think the biggest problem here is how much the city is dragging their feet with the new CZO. If it were in place, they would be required to build on the corner with design review and limited parking with rain gardens/bioswales but as is they really don't have to do much of anything.

ISH will occupy a historic two-story warehouse building at 864 S. Peters St. The company purchased the building this morning for $3.5 million from 870 LLC, according to listing agent Mi Mi Montagnet of M2 Brokerage. Bobby Talbot of Talbot Realty Group represented ISH in the transaction.
Secretary of State records show John J. Cummings III and Donna Cummings as the managers for 870 LLC. Orleans Parish real estate records show that Cummings purchased the property in 2005 for $420,000.
According to the listing’s marketing package, the property consists of a 17,600-square-foot brick warehouse structure that dates back to 1885 and had previously been used as a storage facility for coffee and later for paper. The property also includes a
14,600-square-foot parking lot with space for about 50 vehicles. The building is eligible for state and federal historic tax credits for renovations.
The property is zoned CBD-8, a designation that allows a variety of business uses.
ISH President Erik Johnsen said the company is working with architect Peter Trapolin of Trapolin-Peer on designs for the building’s renovations. He said construction should begin by the summer with a completion date slated for late 2015. He hopes to begin operations in New Orleans by 2016.
“The property is bounded by three streets and offers the right footprint for what we want to do,” Johnsen said. “The location allows employees to come and go with relative ease.”
ISH, which owns a global fleet of cargo ships and specializes in moving bulk cargo, industrial equipment and military vehicles, announced earlier this month its plans to return its corporate offices to New Orleans after leaving the city for Mobile in the wake of Hurricane Katrina.
The company was founded in New Orleans in 1947 and plans to employ 100 people once its returns with an average annual salary of $70,000. It is not clear how many employees will make the move from Mobile.
Louisiana Economic Development has been trying since 2008 to lure ISH back to Louisiana and a tax incentive package was used to help bring the company back to its hometown. According to officials close to the deal, incentives included performance-based grants of $5 million, with an additional $5 million for relocation costs.
Shares of ISH traded in the $30 range today on the New York Stock Exchange.

Well we were right about it being possible and yes the 32,000 sqft is low but they are going to build new space too ... So this a good win for everyone I think . Great for my diamond street project which is on the block with this

More condos I assume. The word "penthouse" is a dead giveaway... but why not just come out and say it? Is this a tactic from the company renovating the building or did they just neglect to include the building's purpose?

"Penthouse" is a term referring to a smaller structure built atop a larger roof. It doesn't need to be a condo or even residential at all. In fact the little box that pops up at the top of an elevator shaft or stairwell is usually called a penthouse (although some people call it a doghouse lol).
