Yeah, especially when across the street is a tire shop...

I kinda hope this one doesn't go through to be honest, unless the Tavernacle can find another spot and the design is REALLY impressive.

This was brought to light by Wasatch I think just the other day. Details are light as it isn't been officially announced yet. Hopefully we will hear more about this in the coming weeks.

The reason I ask is that I have been talking to contractors as I need to replace my patio cover that was destroyed in the windstorm. I have wanted to have the new cover made with wood but the costs are fairly prohibitive. I have had quotes of $6,000 to $7,500 for wood and $2,000 for steel. The coverage area is only 10'x12'.

The contractors have apologized about the higher costs for wood. They said that they have seen the costs increase 3 to 4 times what it was the same time last year.

With the cost of wood increasing, I am wondering if we are nearing the point where taller Steel and Concrete residential buildings make more sense from an ROI standpoint.

I don’t have exact price figures but maybe double and sheeting was effected the most by the price increase mostly due to the hurricanes and our wind storm to a smaller degree, not to mention the continued demand from the regular construction industry. It will probably be back to normal by spring I think.

There could very well be other influences at play with supply and I thought Canada has some tariffs applied to their Logging industry by Trump a while back but my memory is sketchy on that

Also, some of the lumber mills (Roseburg for sure) reduced capacity so they could space out workers after covid hit, so supply went down for a while as well. And there was an increase in DIY projects while people were working from home or furloughed due to covid as well. So yeah, a bunch of factors have led to the steep increase in lumber prices.

Cyclical material abnormalities. Supply chain interruption due to natural disasters, pandemic, combined with an endless pipeline of garbage "one plus four" construction hyped up by loose HUD apartment lending.

Structural steel is still expensive when you factor in union labor. I would expect builders to want to push all the way to the limits of what wood framing is allows as far as height, but not jump to steel in most cases.

So can anyone else confirm the rumors/whispers that Wasatch put forth about the tower on aprox 4th and main st? Makid, did you hear similar whispers? Would it be on the parking lot block? Is that still part of the Holdings properties or did that block change hands?

The Parking Lot itself there is no longer part of Holdings properties. I think it has CCR (City Creek Reserve) as the owner now.

My guess for this tower is that it will actually be built directly west of the new District Attorney office. I also think it will be commercial due to the location.

There were rumors shortly after construction started on the new DA building about a tower on the corner. It is very possible that this is the tower that Wasatch mentioned.

Salt Lake City westside development map - preliminary map

I made a quick preliminary updated westside development map that builds upon the one I made back in June.

I included every major project I could think of that we have either a filing with the city on or some form of rendering of.

*However, I may have missed something or a project may have started construction that I was unaware of. Let me know and I will change it.*

Nice work! Thanks for putting in the effort.

The only major project that I can think of that is missing from your map is the 12-story UTA Headquarters/Central Station redevelopment:


Although I'm not sure if that's still their plan (I'm holding out hope for Hatman's Rio Grande plan instead!) and it may have been stalled out by the pandemic.

Thanks! Yeah, I'm worried that with impacts from the pandemic, UTA's funding may have dried up for this project. Though, you never know. They do desperately need a new headquarters.

Thanks Orlando, always fun to see these. That said, I think we were just discussing how the 450 Main tower is probably on the east side of Main, possibly at the northeast corner of 500 S and Main. The Newhouse block is probably going to remain empty until CCR does something with it.

Also, what is the building at approximately 600 S and State? Might be cool to get the possible Tavernacle tower (300 S 200 E) and the RL redevelopment in there too.

This is correct, directly west of DA office on east side of Main Street at 450 S Main. I should have clarified earlier before that lovely massing model was made.

Is there an officially recognized view corridor by the city of the City and County Building? Even so, I don't think it would.

I believe this is the site we are discussing:



From ground level you cannot see the City and County building, due to the parking structure for the DA and the Matheson Courthouse. Since you cannot see the City and County Building from the site, the idea that this would be blocking a view corridor doesn't really make sense.

If anything, one could argue that building a tower on the site would create more views of the building, not less.

Honestly, I thought it was absolutely horrifying that they left the Main Street facing wall of the DA office and parking structure blank concrete like that. So I hope they build a new building to block that view.
