i didn't get any pictures, but i drove by today and they're lowering the crane and removing the street-level fencing at the rsa site. it seems as though the parking structure is nearing completion as well. i guess this means, with the exception of the last portion of the crown and spire, that all the major exterior work is finished?

I wonder why they never fixed the web cam. It's kind of sad knowing the cranes won't be there anymore...

Yea, I was just thinking that the other day. I mean, the yellow crane(s) have pretty much dominated our skyline for about 2 years or so now. It'll be surreal without them.

And remember, we're over halfway done with the month of July and yet the CSX building hasn't been demolished and the crown hasn't been installed yet, both which were scheduled to happen this month. Ahh delays, delays. They're what makes this forum go by so slow these days.

soo any details on that sports complex?

No real direct info about projects but the article does discuss how several projects are taking advantage of GOZone Loans downtown. It is a little dissapointing to here about people sitting on porperties downtown. If these people were smart they would sell and reinvest to make more money. Instead they stunt growth which in the end could decrease the value of the property they are trying to jack the price up on in the first place.

Mobile’s proximity to the disaster area created by Hurricane Katrina has already proven to be a boon, bringing displaced citizens and businesses. Now the downtown area could benefit from some federal disaster relief funding that will allow $40 million in capital improvements.

While the GoZone funding is not free money from Washington, it provides for low-interest loans in areas that qualify. As Mobile was included in the area damaged by Katrina, property owners here qualify, and the Downtown Mobile Alliance is set to try to use that to the city’s advantage.

Downtown Alliance Executive Director Elizabeth Sanders says downtown property owners have put together a list of 17 projects with a value of roughly $40 million they hope to see land GoZone approval. The projects range from creating a small boutique hotel and building a parking deck with retail at the ground level, to rehabbing historic buildings for office space.

The gist of the GoZone funding is to allow lending institutions to forego paying taxes on the interest they charge, thus lowering the cost of loans by a couple of percentage points on average. While this doesn’t make a lot of difference for a small project, it can have tremendous impact for something bigger.

Sanders said when they first looked into the possibility of using GoZone funding, it appeared many projects might be too small to make it worthwhile. But once the Downtown Alliance began working to get several projects under one umbrella, it made sense. But there are still several hoops to be jumped through before the GoZone money is a go.

"From that came a collection of projects worth about $40 million. We’ll put the package together, and the mayor has to sign off on it. Then the bonding authority has to look at it, then the governor’s office," Sanders said. She expects the package to go to the governor by the end of the month.

But even if the projects are awarded a GoZone designation, the principles involved must still secure their own loans from financial institutions.

"They have to go to their sources of credit," Sanders said.

Sanders says the group put together by the Downtown Alliance isn’t the only LoDa property being gussied up under the auspices of the GoZone Act. The Lafayette Plaza Hotel is also in the process of seeking GoZone designation for it’s own $10 million facelift. Sanders said there are probably more.

One of the other benefits of the GoZone designation is it allows for accelerated depreciation, up to 50 percent in the first year, and it also allows borrowers to go back and get refunds for up to five years prior.

"This is a significant incentive Congress passed for the Gulf Coast area. You wouldn’t wish to be put in a hurricane area, but this is very good for us," Sanders said.

She described the current level of activity and interest in downtown as "tremendous," but said many folks desirous of starting projects downtown are having a hard time getting property.

"The challenge is acquiring property," Sanders said. "Finding people willing to sell and willing to sell at a reasonable price is tough."

She said there are some downtown property owners who seem determined to "sit" on old properties, rather than selling them for development.

What sports project???? People on this forum keep mentioning it but I havent read anything about it since I dont recieve the Register daily, and their online access isnt conclusive.

Can someone post info they know or a link?



I am also glad to see the Downtown Alliance organizing and gathering projects for group gozone funding. This could be the best thing for Downtown that the Alliance has done to date.

I know I read the article in the paper about a week ago(I thought), but I couldnt find it in the archives for the press-register online. Basically, a meeting was held to discuss plans for the complex with the community. If I remember correctly, the complex would include multiple football/soccer fields, baseball/softball fields,walking track, track and field track, a couple of olympic sized pools and maybe a few more ammenities. It sounded like it was an attempt to draw more tournament type events to the area. Also could be used to get some of the state high school tournaments in Mobile on a rotating basis. It sounded like a nice public development, but not anything too major.

I was in Mobile this past Saturday with my girlfriend to see the Mummy exhibit and was able to get some shots of the tower, enjoy.

In Friday's paper, there was a small article about bringing the cranes down. It also said that in September, a helicopter will be used to install the 91-foot fiberglass spire. The tower could be complete by October. The contractors are concentrating on interior finishes and site work. The hotel should be open by the end of the year.

In today's paper, there is the Mayor's report. It talks about the possibitity of a second cruise ship coming to Mobile. At a news conference about Carnival renewing the lease, Mayor Jones said that one cruise line visited to take measurements for a larger ship. He said a second ship would probably operate for a trial period before signing a contract. In three months we could know if this will happen. The city is looking for a larger ship for week long trips to the Caribbean. Carnival Cruise Lines said it has been tremendously successful and exceeded their high expectations. The city of Mobile gets 60% of the profit now(RSA gets 40%), but if Mobile can gain a second ship it would increase to 75% for both vessels. A second parking garage would have to be built.

Any word on SouthSky's prediction about the large company moving into the RSA Tower? I know he said he wouldnt be able to post for a while but I didnt know if any of the other folks on here knew anything. RSA and Downtown development news has been slow lately. I know there are things going on, but noone know about any of them.

Last weekend I went to the Skyview Lounge on the 17th floor of the Lafayette Plaza Hotel. Despite it being a booty shaking club, it's really nice. And the view is even better.



This would've turned out better if the windows would have been less dirty.




They're also doing some major external renovations on the hotel.
