Like someone mentioned before, I'm going to be sad this is blocking the peak of the Indeed Tower from this side of town, especially during ACL

I know there are mixed opinions on this one, but I think the contrasting materials in the balcony insets may surprise everyone and pull off a very nicely done little tower

I just think it would benefit by having the corners taper inward to make the contrast between the top and bottom less extreme.

Just a reminder...the street/lower/parking facade is STILL not attached. And the available views on this site are horrible for this tower. What is up in the air is not the cityscape the induvial and auto passenger experience. The lowest 15 floors create the personal experience of the city; not those in the sky. That is what creates the cities SKYLINE photos.

The Design Commission does not tell architects and developers how to design their buildings (thank God). They only make sure the design follows guidelines set forth by the City. Commissioners can make suggestions of course. So really what seems to get people riled up is not covering parking podiums (yes I brought it up again) with glass instead of screening. Of course, it would be nice if the city required developers to extend the general design of their buildings above the parking podium all the way to level 2 but I'm not holding my breath on that one. No doubt everyone seems to love the design of The Republic but all that extra glass comes at a cost.

"Design Commission" is probably a misnomer. They are only tasked with ensuring that the developer creates public spaces and mainly at street level only. They look for retail, pedestrian safety issues like identifiers for vehicle driveways, public art, etc. Their decisions are not binding and are only recommendations. Developers can still get administrative approval if the DC doesn't support the Density Bonus. This happened with the 405 Colorado Molar, for example.
