I drove around there today, its pretty cool, so much construction and huge changes in the last few years.

Thanks for the update, but damn those two UBC projects look like homeless supportive housing. Actually below the design standard of most supportive housing projects.

But nice looking glass on that Ivy on the Park tower -
better than Vancouver towers.
I assume being on the UEL allows more vision glass than would be allowed by CoV?

Well Vancouver allowed trump tower and that is basically 100% floor to ceiling vision glass

But since then a lot of towers have cut back significantly on the vison glass - even the high end towers like The Pacific (which even has dark glass and overhangs).
But on the other hand, The Smithe has a lot of vision glass (also dark).
Not sure why the difference - maybe architects' decisions?

Agreed. Cheap, plastic-y, and will age terribly.
