Peel Plaza Photo Update

Parking Garage Windows - all I can say is WTF!!! People will just think its the prison for the justice complex

Agree with you about the windows for the parking garage.

On the other hand, I think your Fortress of Vengeance is nicer than our Palais de Justice here in Moncton.

I say this for the benefit of those who think Moncton gets everything.

And since I doubt that I will be making any other posts on the Saint John thread before the holidays, I wish all my brethren (and sistern) in Saint John a very Merry Christmas and a hope for ongoing peace and harmony between all three major NB cities in the upcoming year!

Merry Xmas also. Speaking of Moncton, is there a new police station in the future for RCMP? I read current space is inadequate.

Yes, the space is inadequate and city council has recently authorized an expenditure for a study to see what they should do. The possibilities are to expand on the current site or to build anew.

The old provincial jail (next to the lawcourts on Assumption) has recently closed and this would be prime land for redevelopment. It is intriguing to speculate that a new police HQ could be built here, which would mean that Moncton could have a similar arrangement to what you guys have with Peel Plaza and the Fortress.

This is still speculative though, but it makes sense.

I love almost everything except for those windows. Beautiful shots and great buildings!

Thanks for the updates guys!

The Fortress of Vengeance looks great. The police station, on the other hand, looks like an egregious waste of vertical space (especially with Brunswick Square in the same view). Should've done half the floorplate and 4 stories, leaving room for another development fronting onto Union.

Hopefully the cladding on the parking garage will make up for the awful windows.

It was designed this way to give the buildings a sense of "depth" and the feel that there was more than one building on that block, to help tie it in somewhat with the older buildings in Uptown Saint John.

I'd much rather have the building we ended up with than a plain beige box, which is likely what we would've ended up with had they tried to do a uniform floorplan.

Sorry to back track. But what happend to 'North Of Union' proposal? was that one of the many things that disappeared when the second refinery fell through?

The "North of Union" proposal was basically the plan to redevelop the parking lots/YMCA site/other miscellaneous land around the Arts Centre into a high-density, mixed-use area blending public and private development, with the goal of revitalizing the wider neighbourhood north of Union Street: in other words, it's what became Peel Plaza.

Along the way, the "high-density", "mixed-use", "private development" and "revitalizing the wider neighbourhood" (with the exception of the streetscape improvements on Wellington Row) components kind of disappeared.

I see. Would have been a great development to see the high density components.

North of Union is more of a vision than a proposal. There was never any planned project or developer despite the renderings. The hope was Peel Plaza would anchor a revitalized area. So nothing "died" because there were no concrete proposals to begin with. The city owns the first half of Wellington Row on both sides (Jelly Bean buildings on one side and a parking lot on the other side) so it's particularly ripe for development. The concentration now is on South Market Wharf AKA "Fundy Quay". The parking lot on corner of Wellington and Union is an excellent flat property perfect for a high rise. Given the amount of parking lots ceded to development by the city, I'm hopeful. Consider Abbey St. Andrew, Peel Plaza, Three sisters, the cruise terminals and Leinster Court - with those projects acres of parking lots have disappeared. The large Peel Plaza parking garage is forward thinking for ceding more parking lots to development in the area.

This is all excellent to hear. It is a sound vision with many things already lined up as you said. I relish the idea of a new high rise on the Wellington Row parking lot.

I sincerely hope something is developed on the parking lot at the corner of Wellington of Union in the near future. It's a great little section of the Uptown and it would feel a lot tighter and urban with a solid mid-to-high rise development.

From an inside scoop a few years back - the city is saving it for something tall and nice - in other words they are not going to sell it to put up a Tim Hortons or something of this sort.

It's on the very top of a hill so a building of any significant height will be exaggerated and blend in nicely with existing skyline.
