Good view of the public garden (Bamboo Grove), looks dense, you might need a machete to make your way through that jungle to the lobby

Crazy that the lot along Georgia from Cardero to Bidwell remains undeveloped. The photos show how large that property is and what an impact its redevelopment will have.

Looks like the wood printed soffits are indeed a bit too subtle.

They scooped out too much from the mass - you can see the exposed elevator core on both sides, especially on the west side where the top 3 floors they didn't even bother to fake the middle grey column up to the top. What's the point of such a striking gesture if large swaths of that space isn't even occupiable?

I had thought that development would play a big part in extending the skyline further towards Stanley Park, but the proposed height is quite short - 117 m which is significantly shorter than 1550, is essentially the same height as 1500 Alberni and West Pender Place, and is only slightly taller than 1763 Comox.

I didn't realize there was a third tower proposed for the northwest end. As for the block to the south, it will be sad to lose the Red Accordion, a cool bar in a cool spot.

That's where a third tower could theoretically go. As the aerial shows, there are four buildings that would have to be replaced. I don't know what the current ownership pattern is, but nothing has been proposed so far. As there's a strata being replaced for one of the other new towers on the block, I'm sure there have been attempts to acquire the site.

Those exposed awkward areas are all balconies.
It's a bit odd that they've clad the elevator core with light spandrel glass.
I think it would have looked better if they tried to hide it with darker or mid-gray cladding.

The rendering for 1640 Alberni shows the office building to the east in place, so that last tower site might be a bit bigger than either of the two to the west and maybe have a larger tower?

I recall that there are shadowing considerations imposed by the City for these sites to restrict shadows falling on the park on the Bayshore Lands.

I bumped up the saturation a bit, but nothing else besides that. I shot the video right after it stopped raining, so the low cloud helps balance the light between the foreground and background.

Oh man I forgot about those! Probably the "hallway" windows but jeez when I walked by it when the windows went up I thought it was common area or an amenity space.

Funny enough, a real 1-bed with the same sqft but actual useable space on the 11th floor facing NW is selling for... $1.7 m too

When looking for a new home, the first thing on the list is a private balcony, these balconies are perfect. If those grid panels are able to roll shut (I don't think they do), I'm in heaven.
I believe (but could be wrong) 1335 Howe alleyway facing balconies have privacy panels.
