A bike shop near Zilker could make a good case as a first-floor tenant, for sure. I agree that this area needs to be redeveloped, however. Glad to see it.

I mean, we're talking about this piece of land less than half a mile from downtown.



I appreciate the bike shop as much as the next gal. I bought my first bike there! But this is an obvious candidate for redevelopment, and Endeavor wants to put 400 units here. This is the sort of project that it seems really quite silly to oppose. This will be a lot higher density than most of the donuts further down lamar, and it's going to have ground floor retail as well.

Is Council’s look at increasing heights away from single family homes going to adjust the Pearlstone project at Bluebonnet or the Goodwill site that’s been discussed? Feels like developers would want that extra height as much as they can get …

Tower crane license agreement filed for 218 South Lamar yesterday. This is the long delayed project on the shuttered Schlotzsky's site adjacent to Zach Theater.

that's pretty disappointing for that spot. just a soulless glass box that doesn't interact with the street whatsoever. nothing to offer the neighborhood which is a shame in such a PED heavy area

Unless something has changed there is 14K sq ft of retail space for a restaraunt.


I mean, its not the best building but its got underground parking in a spot where we need it badly on weekends and its certainly better than a Schlotzky's

Earth movers on site at Bluebonnet and Lamar to tear up the parking lot. Seems the COVID testing money ran out.

Also new fencing up for the general contractor at the Schlotzkys.

I'd assume these are both about to kick off.

Work begins on seven-story office project south of downtown Austin

A developer is set to start work on a seven-story office building that will rise on South Lamar Boulevard just south of Lady Bird Lake.

Demolition has begun on a one-story former Schlotzsky's restaurant on the property, and construction of the office building, called Zilker Point, will follow. The 1.26-acre site, at 218 S. Lamar Blvd., is just south of downtown Austin and next to Zach Theatre.

The developer, Austin-based Generational Commercial Properties, led by founder Joe Llamas, has obtained a $124 million construction loan from New York-based MSD Capital. MSD Capital is a private investment firm that manages the assets of Dell Technologies founder Michael Dell and his family.

When it is completed in two years, Zilker Point will have 192,00 square feet of office space, 15,000 square feet of retail space and amenities on the ground floor, and 635 parking spaces. The office project will have a tenant fitness center, a rooftop terrace and a community art gallery.

Generational Commercial Properties is partnering on the project with San Francisco-based DivcoWest. Generational Commercial Properties also developed 801 Barton Springs, a midrise building on Barton Springs Road across from the Palmer Events Center.

A plan to redevelop the 37-acre Brodie Oaks Shopping Center site that a year ago seemed to be "sailing through the city planning process" (ha) got a necessary Parks and Rec thumbs-up last week.

The Austin Parks and Recreation Department board voted to recommend the Brodie Oaks planned unit development as superior to the City Council — though retaining that rating will require requires developers to comply with the four board directives, laid out in the adopted proposal:
  • Work with staff and Austin Transportation department to provide ten (10) free parking spaces to the neighborhood park site,
  • Amend the application to state there will be a publicly available restroom at the neighborhood park,
  • Continue to work with Hill Country Conservancy and Austin Parks Foundation to ensure this is a sustainable trail accessing the Barton Creek Greenbelt, and
  • Investigate and report back on methods to fund off-site Barton Creek Greenbelt preservation and management through commercial development at the site.

The proposed Brodie Oaks PUD on South Lamar would be the site of a $1 billion, mixed-use development that includes 1,700 residential units and significant amounts of green space (especially compared to the Toys 'R Us and acres of surface parking it would replace). Plans show taller buildings, rather than parking, would be concentrated toward the front of the property at the intersection of state Highway 290 and Loop 360.

I’m almost more excited for this than the Waterfront project. Think it will start to push urban, sustainable development south and into corners of the city it hasn’t so far.
