Excavation complete. Crane pad footing commenced. Sprinkler Permit SP-2023-02100 application for
below grade and standpipe awaiting revised documentation. Development Permit Amendment (DP-2024-
00858) submitted and under review.

Doing the Fifteen Fifteen thing today (will post tomorrow), so I checked out the Park.

Just need to pump the water out of the excavator's bucket and they are ready to go again

Thanks Zep. It's always dark when I walk by so I was quite surprised by the note of the crane pad from the inspector...

With the DPA in review and then a BP Amendment to be submitted and approved... maybe detailed excavation by late Spring 2025? I heard the market is coming back a bit by then so that should help them here, maybe.

I'm honestly surprised with blundering ahead with this by Anthem. Especially when other developers have paused these type of strata building even folded altogether in the absence of buyers for this type of project. Anthem's been around for a while, it is surprising they didn't read the tea leaves and come back with a rental proposal.

It probably doesn't work with the amount of money they paid for the site and the cash they've dumped into rezoning/arranging financing. Sure market strata sucks right now but how long are they going to sit on the building as a rental?

Yeah, Anthem way overpaid for the site in 2017 even after the BC FBT came into effect. Dumb.

Those kind of buyers aren't ever coming back in those numbers. Anthem better have a back-up plan.

It's minor changes.

• Correction to unit Naming on drawings for unit#203 to be renamed as a 3BD TH.
• Remove structure around stairs at the roof level and exclude the stairs at the roof level only.
• Swap the loading and visitor parking spaces at level P1.
• Add a door to the Fan Room at level P1.
• Remove one regular parking stall and add a car wash station at level P7.
• Increase size of two small parking spaces to 2 regular size parking spaces.
• Landscape revision:
• Remove steps and revise grading to create a slope to the entry from W. Georgia Street.
• Add a bench along W. Georgia Street and one along Alberni Street.
• Revise entry to unit TH2 and TH3.
• Revise the vent surrounding along the mews and add a planter with a tree.
• Revision to entry plaza grading and footing detail for the Public Art piece.

Not really a lot of add-ons the change other than glazing tint (?).
