The Graduate developers have never been in hurry to build this. So I don't think they will want to start before the Tru no longer needs the site. Plus Hilton owns the Graduate brand which means they wouldn't kick themselves off the site.

Not seeing the Memoir branding on the new rendering. Interesting. Did they fold that into the general Graduate brand or will it not have a residential component?

The current plans are 194 hotel rooms and 206 apartments. We don't have a current rendering, but the separate entrances can be seen in the new elevation. The ground floor drawing in the latest site plan also has separate residential and hotel lobbies.

Updated renderings, refined design looks even better than before. Given they have not began construction I expect the dates to be revised again.

Site Plan update:

The site plan application has been in process going on four years. But there have been some recent updates, and the status was changed to "Pending." Although "Pending" doesn't necessarily mean imminent approval. It expired twice for long periods of time before being resurrected each time.
