Not really. The core is central, but slightly biased to the south. There is a single row of parking to the north in the base. But because the tower is set back on the south, there probably won't be anything other than a corridor between the core and south exterior wall on the typical floor.

The choice of concrete has more to do with the lack of visibility of the south facade from anywhere other than 700 River windows and balconies.

Ah, the importance of designing while keeping in mind the air rights of the plot next door. The architect of the building on the left should hang his/her head in shame. Unless it has a blank wall of its own on that side, those units will have a view of the brand new blank wall right outside their windows. Please tell me they thought of that.

While I wouldn't disagree with the idea of looking at a blank wall as unattractive, isn't it the responsibility of all developers to consider not only what is next door but what could be next door? We had a similar issue with Zaza, if I recall correctly.

700 River will have some windows (and balconies) facing the blank wall, but mostly that building's structural core is potioned along the lot line. It's really not that big of a deal, both buildings are set back slightly from the lot line to provide some air/light.

Miami/NYC-style overpriced shoeboxes for all!

and all the usual nauseating realtor bs fluff words

That said, this *is* wild infill and I'm all for it.
Just not sure who the bottom 45 floors are being marketed to.
Lots of people like shoeboxes I guess.

What you refer to as a shoebox I call near-perfect. I'm in a 690 sqft place on 33 in Independent, no car, most walkable home I've ever had. Ppl love to visit, amenities are endless, live shows in every direction and all the food options I can ever want.

I agree I love a good compact apartment in a dense area. In Tokyo it’s very common to live in a “shoebox” and to only invite very special people to your small apartment. Otherwise you are out in the streets in the restaurants, bars and shopping to meet up with friends!

It sure is.

And I agree about living in a shoebox in a great neighborhood. I did it in New York for many years and it was fantastic. Location, location, location.

I'd love to own a place like that. Simply to stay there when I want to go downtown. I love living out in the country on my almost an acre lot.

However your view must be amazing.

The PC approved the density bonus and the zoning change. City Council is next. There was some NIMBY opposition. So CC approval may not happen right away.

How do you oppose a skyscraper that's being planned for a dirt lot and will be wedged between two other high rises in an alley, and alongside an interstate, no less.

Traffic was the main complaint. One person said that NYC doesn't even allow the FAR that this project was requesting.

I agree with the other posters here.

This project is on the one way frontage road on the Interstate Highway. The FAR does not seem too excessive for the location. If it were on Rainey Street, then we have a different set of issues.

Maybe they should cut the light rail funding down the middle and use half to fund cut and cap the entire length of 35 thru DT.
