If we have to have CVCs, would much rather have developers do buildings like this and 5th+W that take full advantage of them and make them as noticeable as possible instead of squat little things avoiding them

Is there enough of a strong market for condos and apts downtown that another 700ft tower is feasible? There are going to be so many units coming online next year and the year after. Everything I’ve heard and read indicates prices are coming down already, before we’ve even received this increase in supply. Does anyone have any insight on this?

Agreed. Even the 13-story Marriott Autograph and 30-story Hilton are having trouble starting. The site plans have long been approved and both projects filed ROW closure permits for construction. Yet they can't seem to move forward.

I'd consider this way a different market than anything on Rainey. Local buyers know they don't want to be down there with the coming traffic issues.

I want a 750 footer. However I do not want a 750 foot blank wall facing west. Who's gonna build a building taller than that next to it to warrant the entire height to be a wall??? If they are building right up to the property line, maybe they should alter plans leave some space to have windows on that side and make it even taller to offset the change in square footage... I hope the city scrutinizes the west face and require them to make changes.

The City can't require that change. That isn't even a Design Commission requirement for the Density Bonus. But blank wall discussions do come up, and a suggestion could be made to the developer.

Although windowless, does that wall really count as “blank?” It goes beyond a painted mural and actually gives us what looks to be physical shapes in bas-relief. It may not have windows, but it is certainly not blank.

^^ Agreed. It's certainly more interesting (in the rendering) than a typical "blank" wall. All said, I can absolutely understand the hesitancy on the developer's part to put in any windows which may be covered up down the road with another building.

I actually like that "blank" wall more than the non-hypotenuse sides of its triangular neighbor.
