If my memory serves me this is the one where they intentionally didn't not go tall to preserve the iconic Manhattan skyline from Smith/9...

Earthwork Begins For 544 Carroll Street In Gowanus, Brooklyn

Quote:
Excavation is getting underway at 544 Carroll Street, the site of a 17-story residential building on the eastern edge of Gowanus, Brooklyn. Designed and developed by Avery Hall, the 175,000-square-foot structure will yield 133 rental units with 30 percent designated as affordable housing, as well as 6,000 square feet of ground-floor retail space. Northeast Specialist Group LLC is the general contractor for the property, which is alternately addressed as 272 Fourth Avenue and bound by Carroll Street to the north and 4th Avenue to the east.

Recent photographs show the site cleared up to the lot line brick wall of the MTA substation at 276 4th Avenue, and up to the Gil Hodges Community Garden along Carroll Street. A pair of excavators is working around piles of concrete and metal debris that are waiting to be hauled away.

The main rendering depicts a a light-colored façade with a grid of wide floor-to-ceiling windows from floors one through 12, followed by a tighter fenestration on the top five levels. Several setbacks are positioned across the massing, making room for landscaped terraces. The double-height ground floor is clad with dark metal paneling and tall windows for the retail frontage. The main entrance appears to be tucked along Carroll Street.

Avery Hall acquired the main lot at 272 4th Avenue for $15 million in 2019, followed by 274 4th Avenue and 538 Carroll Street for $5.3 million to complete the assemblage. The scale of the structure was made possible through the $30 million acquisition of 50,000 square feet of air rights from the adjacent MTA substation at 276 4th Avenue. The closest subway from the property is the R train at the Union Street station along 4th Avenue.

Renderings Revealed For Gowanus Green Affordable Housing Complex In Gowanus, Brooklyn

Quote:
New renderings have been revealed for Gowanus Green, a six-building mixed-use complex in Gowanus, Brooklyn. Designed by Marvel Architects and developed by The Hudson Companies, Jonathan Rose Companies, The Bluestone Organization, and Fifth Avenue Committee, the four-acre master plan will yield 990,000 square feet across six buildings with 950 affordable homes, retail and community space, an 80,000-square-foot public grade school, and a new waterfront esplanade. SCAPE is the landscape architect for the project, which is bound by 5th Street to the northeast, Smith Street to the northwest, the Gowanus Canal to the southeast, and a vacant plot at 459 Smith Street to the southwest.

The aerial rendering above shows the structures enclosed in red and earth-toned brick façades surrounding orderly grids of large windows. Setbacks across multiple structures and their parapets are shown topped with green roofs, along with several photovoltaic arrays. A new tree-lined street is depicted cutting through the development, running from Smith Street to a central cul-de-sac. The tallest tower in the complex appears to stand 28 stories high.

The following renderings give a closer view of the retail and community spaces at street level, as well as the buildings’ brick façades and fenestrations with dark metal frames and spandrels. Glass railings line some of the rooftops and setbacks, and canopies mark the location of some of the residential entrances. New street lamps and garden beds will also surround the walkways.

An affordable housing lottery just opened in Gowanus
Rents are listed for as low as $784 a month.

Quote:
Gowanus has undergone huge transformation in the last decade—its proximity to some of the best and coolest neighborhoods in Brooklyn have made it the prime spot to be right now despite its toxic canal. Whole Foods moving in was just the tip of the iceberg.

And now that the neighborhood is one of the most desirable in NYC, moving here is more difficult than ever. Luckily, the city has made it possible. If the Gowanus monster doesn’t scare you, scroll down to find out how you can score an affordable apartment this month.

What units are available?

Twelve studios, 49 one-bedrooms, 22 two-bedrooms, and seven three-bedrooms. Five percent of units are set aside for residents with mobility issues while 2% is set aside for those with vision and hearing disability. Community Board residents get 20% of the units while NYC employees will get 5%.

How much do they cost?

It depends on income and household size, but the studios are listed between $784 to $2,185 per month; the one-bedrooms are listed at $828 to $3,298 per month; the two-bedrooms are listed at $967 to $2,768 per month. And the three bedrooms are listed at $1,093 to $3,174.

Longview Wraps Up Construction at 380 4th Avenue in Gowanus, Brooklyn

Quote:
Construction is finished on Longview, a 17-story residential building at 380 4th Avenue in Gowanus, Brooklyn. Designed by GF55 Architects and developed by Quinlan Development Group, the 175-foot-tall structure spans 211,650 square feet and yields 197 rental units with an average scope of 830 square feet. The project also includes 6,030 square feet of ground-floor commercial space, a cellar level, a 40-foot-long rear yard, and 30 enclosed parking spaces. Sixty of the units are designated as affordable housing. The ground-up development is located between 3rd and 6th Streets.

All exterior work has been completed since our on-site last update in early August 2024, when crews were still installing the façade behind an assembly of scaffolding and black netting on the main eastern elevation. The structure now stands fully enclosed in its envelope, which is largely composed of light gray brick surrounding floor-to-ceiling windows. The upper floors feature a contrasting façade of red corrugated paneling, and the northern and southern lot line walls are finished in EIFS. Dark stone is used around the base of the building, and the main entrance is tucked under a metal canopy with rounded corners along 4th Avenue.
