That looks like granite on the large perimeter column. Can anybody confirm that that's the case?

Looks like some sort of stone on the elevator core, to me too.

That's more than I got.
I was just told it would a grey stone, but nothing definitive when it came to an exact material.

  • open up the plaza by adding or removing something, for example lifting glass walls, or

  • push the sustainability aspects more in the next phase;
  • improve the response to solar gain on the west side of the building and see how that
    evolves in the next phase.
Related Commentary: The panel noted the proposal was elegant and sophisticated. The gateway
building along with the density and height was supported. The building separation to the
residential tower to the east is handled well. The structural scheme is bold and will require pier
review. The proposed building character and materials are clearly laid out and it is a rich material
with a lot of texture.
The ground plane needs improvement at the east property line. The lighting strategy is especially
strong. The fins and directing rainwater down them should be emphasized more. The slope of the
grade is challenging, and the applicant should explore ways to improve the condition at the base of
the building. The building could benefit from lifting the glass and make it more permeable and
transparent.
One Panel member said that the design is too car-centric. The port cochere aspect of the ground
plane takes too much away from the urban room and could be reduced. The triangular park and the
plaza is a gateway so the design should be comprehensive. There is too much emphasis on the
walkway because it is only for residents. The ground floor could use space for others to use. The
plazas on the west and east could be more user-friendly.
The west elevation needs a more passive approach to solar. The public art orientation is good
I feel that the UDP got it right in their assessment of this building. I really like their suggestions with regards to the urban room. Overall I'm glad to see this is moving along.

Thanks, and how about retaining / replacing the flag pavilion? It adds a lot of character and identity to that intersection, much more than the single tree (which I am sure will be another Norwegian maple) proposed.

Why does the UDP care about solar gain? Serious question. It seems like something that should be entirely outside their realm of responsibilities.

Agreed. Nothing against maples, but around Vancouver, it's a bit like having porridge three times a day. I love the design of this building and hope it goes through. Keep the flags

Yeah including whether or not something looks "west coast" enough lol. I mean some of the things they do does seem to fall outside of their scope. Like when they said the arc was too "dark", just because they didn't like the look of it. It's like they have a specific image of what a building should be and nothing can deviate from that.

I know we have discussed at length why the udp is here. Issues like energy performance, form and function, that all make sense. But when they start getting into purely subjective things, that's when it makes me scratch my head.

This tower will be replacing the midrise in-between surrounding towers. Views from the top will be amazing.

Whats up with the lighting feature that used to be on that big blank wall? I can't remember the last time I saw it on. Was it a public art contribution?
