The boom on the crane is about a block long.
One end was hanging over Homer Street today while the other end was not too far in from the property line on Richards.

The first five pics here are from Homer and the alley behind The Salvation Army (Belkin House).

I was pleasantly surprised by the new development in the middle of the others. I was worried it would up be end up being "possible future" development forever, or at least a long time.

Yes; it's interesting that someone else other than Onni is proposing the scheme. They have had to submit a rezoning, but it's rental, so shouldn't have too much trouble (unless the design is considered a problem). They're looking for 8.2 FSR, and the two Onni buildings are 8.14 and 8.56, so it's going to be a high density block despite only going to 12 storeys.

AKA 516 W Pender, Sold for $64m (with the adjacent Captain Henry Pybus block) at the end of 2021.

It has a really nice public realm too, at least if it's the same one I'm thinking of. Still, given the shortage Vancouver's experiencing, I doubt it'll offer much competition with Pacific Centre's plans, there's room enough for everyone these days.
