Kind of odd that they have started building some of the 4th floor concrete block walls on the SE corner yet haven't finished installing the 4th floor slab on part of the corner. The SW end of south side has the 3rd floor walls built and are waiting on the 4th floor precast slab installation.
The 4th floor slab is now installed and they have been building the 4th floor concrete block walls. Should see the roof slab installation within 2 weeks.
Have started installing the 4th floor precast roof slabs in the SE corner. Should see the rooftop mechanical starting next week and this will be topped out.
Building the rooftop edge finishing now with concrete block as this is now topped out. Have some of the windows now installed up to the 3rd floor level as the exterior wall framing continues.
Making progress with installing the exterior stud walls and interior stud partitions. Windows are now in for the west and east wing up to the 4th floor.
Masonry contractor has already started installing the exterior brick veneer on the SE corner. Appears to be a dark gray/black colour. Lighting wasn't the best to see the actual colour.
Still have alot of the exterior brick and stone left to install on the south end of this building. Appear to be making slow progress with interior wall framing. Hopefully Westdel is learning alot about residential construction and take this experience to the other project proposals they have around the city. Which of their many proposals will they decide to start next and when?
The masonry contractor has made some progress in finishing the exterior brick work on the south wall of this 4s building. Should be wrapping up within the next few weeks.
Contractor finishing up the exterior walls around the balconies as it appears the brick work is now basically complete. They have now poured the driveway concrete curbing and some of the walkways. Should see grading soon and paving.
Have made alot of progress with the interior finishing as most of the drywall is now installed and painting has begun. Imagine the first tenants may be moving in by April. Will be interesting to see which one of the zoning applications Westdell has proposed they would likely want to start next.
The 3 tower proposal out at Oxford St West is currently waiting on OLT appeal process so not likely to see anything here in 2024.
The single tower on Baseline Rd just north of Ronald McDonalds house is likely not on the roadmap until after the Wellington Rd BRT sewers are replaced by 2027.
The 12s proposal for Richmond and Central will likely be stuck in OLT appeals until 2025 and there will be alot of competition from new buildings.
The 15s for Mornington Ave behind the Oxbury Plaza is the most likely to have a chance of starting and it's location close to BRT and Fanshawe being the most advantageous to secure tenants given the downtown core will have over 1200 new rental apartments entering the market in 2024 with all the new buildings completing over this Spring thru fall.
Landscaper contractor is prepping for the south side with grading and loads of topsoil now delivered. The east side driveway entrance has been cleaned up and has a base coat of asphalt.
