I think it was because the church was at risk of falling apart on it's own. By tearing out the less stable parts they saved what could be stabilised.

Interesting wording: The Connolly "can / could / may"

Was this this just a random meeting to gauge interest or is the project at some official application/zoning stage that required a public meeting?

The Spectator article (http://www.thespec.com/news-story/4737204-james-street-condo-tower-will-keep-church-facade/) says "the number of condo units could be as high as 260... parking is still being worked on. Site plan and minor variance approval will be sought from council this fall."

I believe that 160 units under the current regulations would require 240 parking spaces plus the commercial unit parking.

If built at 30 storeys it will still only be the second-tallest building in Hamilton. Amazing that Century Twenty-One / Landmark Place remains the tallest since 1974!

That gives me hope that they'll be serious about this one. The design looks excellent.

By definition, it is not a reality...it is a plan lacking detail. I agree that the design looks good, but also take everything any developer says with a grain of salt (particularly one with a background like theirs).

Two years after it went on sale and a year and a half after it sold, James Street Baptist has gone from wireframe to design concept to colour rendering.

FWIW, the 242-suite Santaguida/MSA collaboration in Mimico started registering sales around the time the Hamilton sale closed, and they hit 75% sales around a month ago. (Granted, they’re sited right on top of a GO Station served by two bus routes and all-day trains on the half-hour.)

Will be interesting to see what the future holds.

I would give these guys the benefit of the doubt. Everything at the showing was very well thought out. The architect was there, along with the people responsible for aesthetics, heating and cooling, as well as several realtors. We were told that if sales start in October/November and go well, they hope to start construction by April.

I'll give the guy the benefit of the doubt, running a business is not easy, and a lot of successful people have had companies go bankrupt. Doesn't necessarily mean he can't pull this project off, it is all about the team he assembles.

That being said, if he gets the sales, construction financing may be an issue given his previous financial mishaps.
