Good news for the area in my opinion. The courts have ruled against Concord Pacific and in favour of CMP. Concord is considering appealing but so things might still take a while. Without Concords involvement we're likely to see a larger commercial component then we would've with them.

Here's an article about the judgement. Looks like more possible exchanges in court, as CMP (who now have a silent Chinese partner, apparently) are considering suing Concord again, as well as Concord considering an appeal. I wonder if all this rancour might be a reason for not rushing to redevelop the viaducts? Until then it seems neither company will be in a hurry to develop, and of course the state of the market currently might slow things down as well. The illustration shows why it would be difficult to bring this project to market in multiple phases - at best it looks like they would have to build half in one hit - which would be a huge outlay.

Thanks.

The rendering at that link looks more swoopy than the previous renders we've seen.

Does that specific parcel actually need the viaducts down to develop? I don't think there's any overlap is there?

It looks like the redesigned Pacific Boulevard will need some of the land along the northern edge of the site - but that could be reserved without affecting the development. It's possible that other servicing hook-ups (sewer, energy utility etc) might be more expensive or difficult, without the whole re-engineering of the area, but I don't know if that's the case. Clearly Concord have a crucial role in the viaducts redevelopment, as there are land exchanges involved, so they might not have been keen to sign anything with the City while their legal case was going on, so indirectly it might impact the project.

Yes that part makes sense. In general it's too bad about the viaduct delay. That area has so much value and potential.

Well the article ended with this:

"Construction is expected to start by the end of the year once Mr Oei's firm gets the redevelopment permit."

Bit more here:

20% sold to the silent partner

Development costs for the site are estimated at about C$1 billion, he said, adding that with the sale price per square foot averaging C$2,000, the project could earn revenue of about C$4.5 billion.

Looks good all around. I wonder what else might be in the "Civic Centre" beyond childcare. Errr sorry read about the ice rink, etc.

Changing City has a capture of the most current rendering:

Seems like a stubby version of Westbank Oakridge.

This is old news and parts had been posted before. Bloomberg gave a good account of this piece of news. Essentially the Singaporean/Indonesian tycoon won the dispute with Concord. That bodes well for this development with Mr Oei's compnay boosted by the verdict, even though Mr Oei actually has really deep pockets. Seriously, downtown Vancouver is continuing to be developed with Asian investment money, not so much from individual home buyers or speculators, but more so by fairly large Asian developers.

Singapore Tycoon Oei Wins Long-Running Vancouver Property Case

To pay the City's $330mil CAC in order for them to tear down the viaducts and other associated works, the market housing needs to be sold at a whopping $2,000 psf. This would become an ultra-luxury piece of property, but I seriously wonder if the developer can sell well at the current housing climate.

Very excited to see this one move forward. It's not tall but it's physically imposing in it's bulk. Should be a strong urban addition to false creek and fix a currently crummy part of the seawall.

February 3rd, 2020 - Open House

Day Dreamers Lament Lengthy Timeline For Plaza Of Nations’ “Non-Approval Process”

750 Pacific Boulevard – DP-2019-00571
To say the proposed redevelopment of the Plaza of Nations has endured a lot would be an understatement. It has been almost 3 years since the first draft of the North East False Creek plan was presented at a block party on Carrall Street that was so windy, the information boards resembled dominoes. In the following years the project has survived one lawsuit, an open house that drew ~160 people, and a public hearing were it was approved by city council.

Since then, community interest has begun to wane, but it remains strong enough that 30 people still came out to an open house in January, even after it was cancelled by the city due to snowy weather. Fortunately, the applicant team braved the weather that night, but neither Darren nor I did. In fact, this was the first time either of us has been in the Harbour Event Centre, a venue who’s entryway easily accommodated the night’s roughly 100 attendees.
