It's really not that large though. I mean it's ugly but it doesn't take up a huge front on georgia. What does is the white spot with its surrounding parking lots plus the gas station. One huge block of ugliness!

What about the huge lot just west of Crab Park?

I drive past this often and it amazes me this massive open space still exists in Vancouver

That property is under the port authority jurisdiction. There are federal regulations that define the uses that are permitted. It was once explored as a possible site for the Whitecaps Waterfront Stadium but proved to be nonviable due to these restrictions.
