Update: Excavation continues to widen the footprint southerly towards SOHO Champagne. Footings have been poured at the north end. The depth is about 2 levels compared to SOHO Champagne which was about 5. There might not be any underground parking at all. To early to tell.

There's no underground car parking in this building. The surface parking is temporary to be replaced with underground parking when the second building is built.

Ok so I'm trying to understand what's going on here...Which tower is underway right now, the 22 or 25 floor? This is the one being built directly North of the current Soho Champagne Tower? On that note, what is the final floor count of the current Soho Champagne Tower...is it the taller or shorter one, when will the other one be underway, and will the other one be to the South where the sales center is now? Won't the residents who bought North facing condos in Soho Champagne be disappointed they'll be staring directly into a student residence rather than the originally planned luxury condos?

I'm clearly very confused.

The tower orientation was changed from north and south towers to east and west towers. The result for SOHO folks is some space between the towers since the buildings will now be perpendicular instead of parallel, which would have been a wall right across their northern views.

The eastern one, parallel to the O-Train, was the 25 storey condo (77.7m), but with lower ceiling heights is now a 28 storey student residence, with no underground car parking is under construction.

The western one, parallel to Champagne Avenue will replace the surface parking for the student residence and will have underground parking for whatever use they build for as well as replacing the displaced parking should it be built. That is the 68.5m tower.

I thought the city wanted these towers to get shorter the further away they are from Carling? But it seems that Envie is going to be taller than Champagne! What's the deal?

Also, Champagne's going to have a hell of time trying to sell that North-facing penthouse now.

It seems hard to picture another tower going up in front of the one now under construction - talk about making the most of a small patch of land! When all is done, the promised views from the floor-to-ceiling windows on the north side of Soho Champagne will be...largely non-existent. Well, that's progress.

There is never any guarantee that views won't be blocked by a future project. That's always something every developer and every purchaser needs to keep in mind. Don't buy for view unless the property backs onto a river or park or something that ensures the view is protected.

The southside views from Champagne could easily be blocked by a redevelopment of that parking lot in the future. In fact I feel like it is very likely to happen at some point in the next decade or two.

finally starting to see some density! I must say the residence building is looking very uninspiring as its going up, hopefully it turns out ok.

I mean, as a residence building it really only has to house people. Look at the residences of Carleton to see some uninspiring architecture.

I'm pretty sure this is the 28 story. Last week there was still one extension left on the crane and it was well over the top of SOHO Champagne.
