Earlier today, we mentioned the Sun's report that Herzog & de Meuron's hush-hush condo tower at 56 Leonard Street in Tribeca will be "a stacked, cube structure that will house several penthouses." That immediately brought to mind Santiago Calatrava's dearly departed design at 80 South Street, but now our educated guess is that the building will be even more askew than 80 SS. What are we basing that on? The teaser website for the 57-story condo development, which just went live with a crazy vertical scrolling motif. Does the shape of the text column mimic the building design? PERHAPS. There are also some new details, such as the opening of the sales office in September, when the design will most likely be revealed. Also, the site mentions 14' window walls, a 75-foot infinity edge pool and a "Tribeca tot room," which means...tiny furniture sculpted out of overpriced sushi and DVD copies of Analyze This?

On google streetview, the entire northern half of the block from church to west broadway is under some sort of construction. Seems like a pretty big plot to me, I guess it would have to be in order to amass enough square footage for a large tower under as of right zoning. Leaves plenty of room for a plaza and that sculpture.

Edit:Wow, just checked the website. Makes me want to do a quick photoshop...

But it'd be a bear keeping all the writing legible and keeping the picture a decent size. If it's a billboard sized add we're talking...

Depends on the angle. For example, even the gap between Downtown and Midtown is gone from certain vantage points.

Actually I don't mind the Civic Center as a separate cluster. To me it makes it more distinct from Downtown's pyramid arrangement and, with a proper centerpiece like 56 Leonard, would visually become a new mini-Downtown in its own right. I won't be complaining if there is significant highrise development in the gap between the two, but we probably won't see much of that since thw two are effectively separated by the downzoned lowrise Tribeca blocks to the north of Chambers and the City Hall Park to the east of that.

^ Yes! the foundation work is well underway, so, it is under construction. Also, I believe that the sale office should be opening soon, which also means that we will finally see a rendering of this much anticipated bldg.
