As we've said several times, we can only hope this project helps resurrect AZ Center. The list of retail and restaurants there seems to get smaller each year. Seems like it would be perfect for a smaller grocery now perhaps on the second floor.

The initial design was by Bruder who had no high-rise experience so it of course was forward thinking. It got value engineered since and won't be anything special besides its height.
The number of residents Palm tower adds isn't going to make a meaningful difference at resurrecting a lot of poorly designed space. AZ Center is too disconnected from the commercial core, Roosevelt, or anywhere else and these places have retail visible from the street often with the option of in-n-out/street parking on a slow night.
It doesn't help that the updates are butt ugly and poorly executed and the AMC continues to struggle.
