I feel like I’m out of the loop on this project. If demo indeed happens in January, are we expecting a groundbreaking shortly thereafter. And is this getting built at once or in two phases? If I recall correctly, we have yet to see any real rendering

It's being built in two phases.

The second phase is basically a plot of land that they will maybe one day do something with that could be 700 feet tall! (but will likely be much smaller)

Whatever, Rainey is what it is at this point which is a collection of bars that are mostly not for me and a couple of nice spots to eat. I'm just happy to see a super dense residential focused neighborhood in downtown.

X-posting this from the update thread since this project is mentioned in the Statesman article link. 52-stories would be around 600'. But I'm waiting for the AULCC or Design Commission meeting for the actual height info.

They've posted the site plan to the AULCC page. It's really difficult to read the elevations since they're a photocopy of the original, but there is a site data box a few pages down that lists the two phases as phase one being a 56-story 595 foot tower, and phase two being a 61-story 695 foot tower.

The elevations for both towers are using a baseline number of 100 feet, which means that you have to subtract 100 feet from whatever the height is listed as on the tower elevations.

There's also some discrepancy between the site data box and the building elevations. The building elevations show the shorter tower as phase 2, whereas the site data box is listing the shorter tower as phase 1.

The elevations for the hotel/condo tower seem to show it with just 50 floors. And it's really difficult to read, but it looks like the height is listed as 691 feet and some inches, but you have to subtract 100 feet from that number, which actually puts the height at 591 feet.

The elevations for the apartment tower are a bit more clear. The odd thing is they also show it with 50 floors instead of the stated 56. The height listed for this tower is 681 feet and either 6 or 8 inches, but you have to subtract 100 feet from that, so the height is actually 581 feet. The mechanical penthouse overruns that height for a few more feet, presumably to the 595 foot number that the site data box listed.

Despite the conflicting height and floor count info, I think the released elevations should be considered the best source for now. I adjusted the height info in the thread title to reflect the elevations:

Tower #1 (rental) - 50-stories, 595'
Tower #2 (condo/hotel) - 50-stories, 591'

Two ~600 footers is still pretty nice. This is being designed by GDA (5th & West, The Huston & Alexan on 11th)

I walked by both projects during my lunch hour last week and nothing's been touched on this site. 48 East however was almost totally clear, and there was at least one piece of heavy machinery actively working on it.

Our HOA at the Shore Condos told everyone last night that allegedly the demo crew found asbestos in the bathrooms of these condos.....

So, they need a specialty crew to come in and remove it, and demolition won't be done for 3-ish months.

Damn, I thought asbestos was banned before these were built? Anyway, that won't hold up construction because the site plan won't be approved by then anyway.
