No. It’s just a rendering based on the model massings.

The developer should promise a new elementary or high school to sway these shmucks to approve the taller tower.

^ That would have to come from the City. There was a school built at Ghery's Beekman tower, but the City has a say on where its schools are, and where they are needed. There's also a school across the street.

Looks good to me. Will really bulk up the East River side of Lower Manhattan. Will look great with that SHOP supertall.

Also, those horrible urban renewal-era towers behind the site need to be redeveloped. They're full of NIMBYs and are pretty terrible at street level.

At a minimum, the elevated FDR should be razed south of the Brooklyn Bridge/City Hall exit. I'd ideally like to see the whole FDR converted into a park. There's no reason why people crossing the Harlem/East River in cars can't drive up and down the avenues. I hope that the congestion fee is so high that people will cease driving into Manhattan.

I hope they go the full height route, to better balance with 80 South Street (which would be higher than what could be shown here).

Anyone have any renderings of the non-river side of the tower? Are they doing anything interesting with the back corner, or will it just look like a red and brown 432 Park Ave? The triangle inset on the river side looks great, but their ignoring of the other side is concerning.

A combination of this + 80 SS would be mighty epic

How likely is it that the NIMBYs put an end to all of this though? (Or 80 SS for that matter). I bet Gale is going into vulture mode.

Not really, unless you go up a little bit to the Two-Bridges towers that are undergoing their own battles.

80 South Street just needs a developer with financing to get built, something that could take a little while. 250 Water Street has to move through the approvals process, but one thing the developer has going is that no one wants a large tower built directly on the waterfront, which is the other alternative to a development on this site, whatever form that may take.
