Smile NEW YORK | DUMBO Empire Stores Renovation

Curbed NY:

New Renderings Released of Empire Stores Redevelopment
Friday, May 16, 2014, by Jeremiah Budin

Quote:
Midtown Equities won a heated competition last year to gets the rights to redevelop the Empire Stores coffee warehouse buildings in Dumbo, and now we get our first wide-angle look at what that redevelopment will look like thanks to a couple of renderings posted on the website of the creative agency that created them. The planted rooftops and lit up glassy additions from STUDIO V Architecture are on full display. Once complete, the project will include 300,000 square feet of offices, another 80,000 square feet of restaurant/retail/event space, 7,000 square feet of landscaped rooftop open space, and exhibition space. West Elm has already signed on as the anchor tenant and the developers are currently looking for more tenants, reportedly at record prices.

I absolutely LOVE Brooklyn's developing skyline!!!! In a few years it might contend with Manhattan's. The architecture and beauty is just unreal.

Nice picture!

Brooklyn Bridge Park kicks off John Street construction

Quote:
Construction is now underway on a new section of waterfront green space and a condo development in Dumbo.

According to Brownstoner, fencing is up at John Street, where Brooklyn Bridge Park will be constructing the green space and the buildings. A one-story garage in the park at 121 Plymouth Street will be demolished, and a 1,700-square-foot park facility with restrooms, community meeting space and an environmental education center will be constructed.

The vacant lot at 1 John Street, which ultimately will be the location of a 42-unit condo building, is currently a “temporary living earthwork,” which will become part of the rest of the park by the summer.

The John Street park will feature pedestrian bridges over a tidal salt marsh, a 13,000-square-foot gathering lawn, and a wall at the Main Street entrance, according to Brownstoner.

Permits Filed: 14-33 31st Avenue

Quote:
The first permits are up for a new residential building in between Long Island City and Astoria, at 14-33 31st Avenue. Sithonia LLC is developing the site, and the architect of record is Caliendo; the firm’s website has images of their portfolio, though none are clear and labels are indecipherable.

Despite the lack of renderings, the DOB filings reveal basic details; the building will span 40,999 square feet, which will be divided between 56 apartments. 14-33 31st Avenue will stand five stories and 50 feet tall.

Though the design may be undisclosed, the site’s history is cause for concern, as it was formerly occupied by the L. B. Russell Chemical Plant. Demolition permits were filed last year, and while the storage facility may be coming down, its legacy may linger on, as the transition to residential will likely require remediation efforts.

529 Broadway

What it will replace:

The two story structure.

Quote:
Located in the Soho Cast Iron Historic District, 529 Broadway was under the watchful eye of the Landmarks Preservation Commission. The new structure replaces a two-story remnant of the Prescott Hotel that was re-clad in the 1980s, destroying any semblance of the original. “A big hurdle was to convince the commissioners that the existing two-story building was not contributing as much as our new building would,” said Poisson. The project was approved with glowing reviews in September 2013. “We’re gaining confidence with each approval that building in a historic district is a wonderful opportunity to tell a story.”

BKSK is currently finishing up construction documents for the project, but a start date has not yet been set. The developer is sensitive to the needs of the existing tenants on the property. Once demolition gets underway, the new 529 Broadway is expected to be complete within 18 months.

Columbia’s Medical Center gets face lift with new buildings

From left: Renderings of Columbia Medical Center’s Medical and Graduate Education building and nursing school

Quote:
Two new structures on the Columbia Medical Center campus — a glass tower overlooking the George Washington Bridge and a new building for the nursing school — are to transform the L-shaped cluster of buildings that line the Hudson River.

The center’s future Medical and Graduate Education building, a 100,000-square-foot, $77 million glass tower, is already underway. And work on the school’s new nursing school, a 70,000-square-foot, $40 million structure that will rise on what is now a faculty parking lot on the west side of Audubon Avenue between West 167th and 168th streets, will begin later this year.
“The goal is to make it as state-of-the-art as it was in the 1920s, when the campus was created as a model for medical education,” Dean Lee Goldman told the Wall Street Journal. “Medical education has shifted from the old days, when it was focused on lectures, to lots of simulation.”

The school’s main simulation center will be located one level beneath the lobby level, while the upper floors will house lecture halls, smaller simulation classrooms and an anatomy lab for performing autopsies, the Journal reported.
The nursing school, which has long occupied a dormitory building a half-block away at 617 West 168th Street, will span three stories in its new locale and be about 65 percent larger than the current space.

170 South 1st Street

Quote:
The first renderings are up for a new mixed-use development at 170 South 1st Street, in Williamsburg. The Iconic Group is developing the site, and ND Architecture & Design is the architect of record.

A plan exam for the project was disapproved in April, so the rendered design may be slightly outdated, but the delay is likely due to technicalities. 170 South 1st Street will have 4,130 square feet of warehouse space and ground-floor retail, 435 feet dedicated to a community facility, and 11,618 square feet of residential space, which will be divided between seven units.
With a comprehensive program including a variety of uses, the scheme for 170 South 1st Street will be a marked improvement for the developing neighborhood, and the ground-floor retail will activate the street-scape. The residential component will be somewhat limited, likely indicating condominiums rather than rentals.

24-12 42nd Road

Quote:
Permits are up for a new mixed-use development at 24-12 42nd Road, in Long Island City’s Court Square neighborhood. The site’s developer is The Ampiera Group, and the architect of record is My-Architecture.
The DOB filings indicate that 24-12 42nd Road will have 4,328 square feet of commercial space on the building’s ground floor, with 29,403 square feet of residential above; the building will be split between 36 units, and the project will stand eight stories and 84 feet tall.

313 West 121st Street

Quote:
Plans have been filed and renderings have been spotted for a new eight-story apartment building proposed for 313 West 121st Street in Harlem (h/t New York YIMBY). The property, which consists of both no. 313 and 315, according to public records, sits between Manhattan Avenue and Frederick Douglas Boulevard. A five-story residential building currently stands at no. 315, and the rendering shows the new building rising on the empty lot beside it. YIMBY spotted the rendering on the Architzer page of Soluri Architects, and a brief description says there will be four full-floor two-bedrooms, a duplex penthouse, and a triplex garden level apartment. Filings with the Department of Buildings indicate a duplex garden unit instead, but still six units total. As proposed, the building would have a glass facade that's sliced at an angle to create balconies for the units.

341 Canal Street

Quote:
The corner of Canal and Greene Streets may soon see new life. Yesterday, the Landmarks Preservation Commission re-approved plans for a new Gene Kaufman-designed six-story retail and residential building to rise at 341 Canal Street. This is at least the third time this long-vacant plot of land has come before the LPC. In 2007, Kaufman made a presentation which won the commission's approved.

Once financing was re-established, it was too late. The LPC's approval is only valid for three years. So, if you don't build it, you have go before the commission again, and the second time around, in 2012, the commission didn't like the proposal.
[...]

The commission largely agreed with Kaufman, the HDC, and noted approval from Community Board 2's Landmarks and Aesthetics Committee, and approved the proposal with the condition that Kaufman work with the LPC staff on a better design for the corner of the building, tweak the granite base, look at the Greene Street piers, and iron out appropriate signage.

543 2nd Avenue

Quote:
DOB filings indicate the 12-story building will have 1,540 square feet of ground-floor retail, with an additional 17,127 square feet of residential space divided between 18 units.

Aesthetically, the project will be a relatively simple glass box; though the design is rather banal, the location would be atypical for something that’s genuinely appealing. The surrounding neighborhood is dominated by post-war architectural malaise, including large, tower in the park-style complexes; a smattering of pre-war buildings also exist, though many have been stripped of ornamentation over the years, lingering on as nearly-blighted remnants of times gone by.

Without substantial air rights, the scope of 543 2nd Avenue will relegate the structure to ‘filler’ status. At the very least, the envelope is flush with adjacent sidewalks, and street-front retail will add to the pedestrian sphere; the project’s impact on the neighborhood will be a net positive.
No completion date for 543 2nd Avenue has been announced.

30-25 21st Street:

Quote:
A new seven-story residential project is nearing completion in Astoria. The so-called Milan Condominium—located at 30-25 21st Street—features 22 units, with pricing ranging from $359,000 for studios, up to $975,000 for four-bedrooms. The apartments—which will be marketed by the Corcoran Group—feature beamed ceilings, central AC, hardwood flooring, and washer-dryer hookups, and it looks like quite a few have private balconies.

Quote:
Fortis acquired 30 Henry Street in May 2012 and is re-developing it into a fivestory, high-end residential condominium. Fortis has already obtained Landmarks approval for its planned re-development. The project consists of five, full-floor 3,000 square foot units (“horizontal brownstones”) with high-end construction and finishes. Construction commenced in June 2012 and is scheduled to complete in 2014.

Update: Fixed some outdated image links for certain projects on the first page. Also added a little information to some that only had renderings. Lastly, edited to make it easier to distinguish certain projects keeping true with the format in the first post that I stated as unnecessary space was removed.

Lastly as a reminder, use Hypothalamus thread For High Rises for structures that are 13 stories or greater. This is for 1-12 stories. Most of the projects though on average appear to be 6-10 stories on average. NYC is has tons of these new developments that compromise a good portion of construction in the city. Brooklyn is on the forefront of mid rise construction followed by Queens. De Blasio's plan I predict will tenfold this hopefully as developments seem to appear daily.

Also, if anybody has an objection to the green, and dark majestic purple highlighting I tend use always let me know. I want people to learn about these developments, and if anybody has a hard time reading such fonts, feel free to ask for a change.

Fire Island dune replenishment

Quote:
A $170 million plan to replenish Fire Island sand dunes ravaged by Hurricane Sandy is drawing criticism from both residents opposed to the effort and those who support it.

The project, to be undertaken by the Army Corps of Engineers, would move or demolish 41 houses and build up dunes along 700 properties, the New York Times reported. Residents are voicing concerns over the project’s impact on home valuations and the pace of progress.

Some homeowners facing a loss of property are concerned that Suffolk County will offer them buyouts based on post-storm values as part of a $46 million plan put forward to purchase homes, said the Times. The homeowners want to be paid in accordance with pre-storm prices. Residents of Davis Park, where homes are valued at more than $450,000, are some of the most affected.

490 Myrtle Avenue and 504 Myrtle Avenue:

Steel Rises at Myrtle Avenue Mixed-Use Project in Clinton Hill

Quote:
Five stories of steel frame have gone up where a block-long, seven-story apartment building is being constructed at 490 Myrtle Avenue in Clinton Hill. As reported, Silverstone Property Group plans a development with 232 rentals, 20 percent affordable housing, and ground floor retail. Last year, they demolished the Associated grocery store and neighboring storefronts on the 19,500-square-foot lot between Hall and Ryerson streets. The Associated will return to the new building, and a TD Bank will occupy the rest of the commercial space. Construction is expected to finish next summer.

Next door at 504 Myrtle Avenue, Silverstone will knock down a post office and replace it with an eight-story building. But the post office isn’t expected to return. The developer snagged both properties in December 2012 for a combined $9,500,000, according to public records.

Megalith reverses, sells Dumbo parcels to Carlyle affiliate for $31M

Quote:
An affiliate of Washington, D.C.-based global asset management firm Carlyle Group acquired three contiguous parcels in Dumbo from Midtown developer Megalith Capital Management for a total of $30.6 million — the same amount the sites changed hands for last year, according to property records filed with the city today.

Megalith’s plans called for a 12-story building with one- and two-bedroom apartments asking between $3,000 and $6,000 per month in rent, as previously reported. Suffern, N.Y.-based Aufgang Architects had been hired to design the structure.

In a response to a request for comment regarding the deeds, a spokesperson for Megalith Capital Management said an affiliate of the Carlyle Group has invested into a partnership with Megalith Capital Management and Urban Realty Partners. Despite the sale, Megalith said the rental project would proceed. Megalith and Urban Realty will remain as operators, records show.
