2000-2024 Arch Street - The Parkway Corporation project on the former Avis parking lot has been on hold due to Covid. Their Tenant is looking continue with the process with some changes that will require an amendment to the Neighborhood Development Agreement signed in May 2019. The overall height and silhouette of the structure will not change, but three additional floors will be added by reducing the penthouse mechanical height and reducing the floor heights of the lobby and additional floors. Two additional below grade levels of parking are to be added. Parkway, LSNA, Walden Walk, and Council President Clarke’s office are collaborating on this effort.

A height increase isn't likely. They already had to get around the Parkway height restriction and get neighborhood approvals. They already added three floors without increasing the height so it seems they can't go any higher without retriggering that whole process.

Feels a bit hypocritical to say but...it strikes me as odd that the LSNA is so concerned about a height increase. At 260 feet, another 3 floors might add 50 feet? Does it really matter for them? Should it matter for us?

It’s completely bonkers. This is the area we should be building 1000 foot buildings. The comcast center is literally two blocks away. This melts my brain.

At least we’re the tallest outside NYC & Chicago and twice held the title to “tallest in North America” and once tallest in the world for over a decade. I myself wish it was more substantial in height and had more going for it but it’s one less park long lot, and regardless it’ll still stimulate the city's economy some more.

Honestly, forget height and focus on the fact that there is another office building (non-life science / lab) in the center city core that is rounding 3rd and hopefully heading towards groundbreaking during what remains to be an unprecedented time where we see so much doom and gloom about the Philadelphia office/job market.

When I view this model on my 3d massing, the 260 foot high figure is pretty dominant for the block. If the height increase turns out true, then that will be more impressive for the area. I understand why we beg for another supertall as I'm somewhat on that page, but with everything going on the skyline itself has already drastically changed it in the past 3 years after the construction of the CTC and the W. Look back and remember how many proposals were revealed during the height of the pandemic. Philadelphia is on a development surge and I'm all for seeing this transform right in front of our eyes

I agree , This tower will still make a Big impact coming from 76 if the height stay the same
