Something else I notice (which you've pointed out before) is the awning-as-an-architectural-gesture on the right, which could easily be extended out over the sidewalk (clearly it's designed with that intent) and yet never is
The architectural mish-mash feels quintessentially Canadian to me: it's definitely not Europe, because of the strip mall... it's definitely not New England, because of the conspicuous newer stuff. I do agree that the ferry terminal area could use an upgrade though - it feels notably stale compared to its surroundings.
