225 Carlton is 200,000 sq. ft., so that would be a noticeable new build.

Wawanesa Insurance is being built for 1,100.

A developer should built much more space than for 750 if this company is looking to be an anchor leasehold

If Biff's rumour comes to fruition, it will be interesting to see which site gets selected. Will they go with the currently-hot TNS area? Or with the traditional but increasingly stale Portage and Main? Or somewhere different altogether like Broadway, the Mall (Memorial Blvd.) or the Exchange District?

Considering how soft the office market is said to be, it's actually kind of surprising that someone looking to consolidate space wouldn't just buy or lease an existing tower.

they may have to spend X amount a yr to be able to increase their proffits they are allowed to have as well so it hard to say plus they may build and then right off for 5yrs then sell

The 750 staff looking to relocate is interesting in itself as that is a fairly sizable organization.

Makes me wonder if this might be another round of the Liquor & Lotteries relocation to downtown. Not sure what other organizations would have that size of an employee base and be looking to relocate.

I wouldn't expect Liquor and Lotteries to move after what happened the last go-round. Maybe if there is a new government elected.

Just thinking off hand about some possibilities:

-Canada Life consolidation? I think they still have offices scattered around downtown.
-Skip The Dishes? I know the corporate offices are at TNS but don't they still have some offices here and there?
-Credit Unions and their various related organizations, like Credit Union Central

Of course, there are always the various municipal, provincial and federal governments which are spread out all over the place too.

Maybe a mixed-use tower, half office/half residential? Is this a budget friendly concept to developers? Would it makes sense?

a true live work play one tower development could be quite tall if that much office space is required.

If it's a midrise, I really hope strong consideration is given to the lot at 416 Main.

That lot is in the most acute need of filling in all of downtown IMO. Such a piss off when I walk thru there twice a day.

If on 416 Main, a portion of it should be hotel.
Fairmont needs some good competition.
Westin was always rumoured to come back , likely on that site.

100% agree. Portage and Main is a pretty stale and embarrassing sight for our supposed 'marquee' corner, and that lot at 416 Main just takes the cake.

A 200,000 sf office tower with some kind of hotel/residential component built in would really freshen things up.

in P&M defense, the Richardson corner has some very nice Art / streetscaping and 201 Portage is re-doing their plaza right now, PCL working on it all summer, should be complete late Fall.

I am having trouble racking my brain trying to think of what local, already-existing employer has around 750 staff and doesn't already have decent space downtown.

In the financial/banking/services area, Investor's Group and IGM financial already have their own tower, Wawanesa is already building their own tower, I can't see Canada Life looking into building their own tower given their already-large building on Memorial, Ceridian moved into TNS, North West Company already has their own building on Main, and I doubt MPI will be moving anytime soon.

The other major employers in the region are in manufacturing or healthcare, so I can't seem companies like New Flyer, Motor Coach, Kitchencraft, Mac Don, Bison Transport, Standard Aero, Princess Auto, or Winpak needing space downtown.

As for government, given the transition to hybrid for many, I can see the Feds/Province/City wanting to consolidate space, not expand their footprints.

Some smaller, other employers I could think of that maybe would fit the bill: G3, MNP, Cargill, Skip The Dishes, or Patterson Global Foods?

Other than that, it's a mystery to me!

^ Canada Life does have space in some other buildings downtown, apart from what is on their campus.

333 Main Street is a 24 storey building with approx 180,000 + ft 2.
So, 225 Carlton also a fair sized building @ 25 floors.
So, it all depends on the size of the floorplate.
Might be between 15 - 25 floors? more floors if multi use?
BTW..333 main has 49,000 ft2 available for lease.
Of the usual suspect companies mentioned? Is it even possible some other business/company we are unaware of is moving here? Just saying.
