Emory Point Phase 2 will begin work in September.






The Emory Point development on Clifton Road has proven to be a success with the university crowd with its eclectic mix of retail, restaurants and apartment homes. So successful that a second phase is set to break ground in SeptemberGigi Giannoni with Gables Residential, which developed the apartments along with Cousins Properties, said phase two will feature 300-plus luxury apartments and an additional 40,000-square-feet of retail space.

The current apartments are more than 75 percent leased, Giannoni said of the one, two and three-bedroom apartments on offer. Residents enjoy amenities such as a saltwater pool, state-of-the-art fitness center with free aerobics classes, outdoor spaces, not to mention the retail and dining options just outside their front door.Darryl Bonner with Cousins said there is currently 80,000-square-feet of retail and restaurants onsite, including clothing stores like Jos. A Bank, Fab’rik and American Threads, and eateries like Strippaggio, Tin Lizzy’s, BurgerFi, La Tagliatella and Marlow’s Tavern. There’s also a 24-hour CVS pharmacy in the development.

Bonner said the tenant mix for phase two will continue to be diverse, with additional restaurants, national fashion retailers and local boutiques. “We also are exploring the possibility of adding a larger single-user for this phase,” he said.

“With mixed-use projects, it’s about quality of life and convenience,” he said. “People are increasingly inclined to rid themselves daily inconveniences – like long commutes, gas expenses and inefficient use of time in general – to become part of a true live, work, play environment.”

Tomorrow's News today has a blurb about this memoaning the pending demolition of the Emory Inn to accomodate Emory Pointe Phase II. You can take issue with his tone on whether this is a loss architecturally, but I have to agree that a hotel development in this area makes some sense. Maybe Phase III will include that.

Love this comment by 'notgruntled' in that Tomorrow's News piece:

"Fish gotta swim, birds gotta fly, and somone's gotta mention Trader Joe's every time there's a DeKalb County development larger than a backyard treehouse. In a way, the consistency is reassuring."

Very funny. It's true of Whole Foods and Apple stores too. The 'magical elixirs' of retail.

Horror film treatment of Emory Point-less!

Young, heathy families swimming in the luxurious salt water pool at Emory Point when nearly invisible death dispensing microbes beginning migrating into the pool! Seems salt water leaked under Clifton and rusted through the walls of the containment bio hazard labs! That family has no idea of what's about to happen... boo

The Emory Conference Center Hotel is behind the Emory Inn and will be right next to phase 2. They will share an entrance from Clifton. When they built the Emory Conference Center, the Inn lost a lot of business and was never full (except graduation). The Emory Inn was not great architecture: Think of an upscale 1960s 3 story motel.

Meglev Train to Turner Field? We definitely need rail to the stadium but connecting it to Georgia State would be a bit cumbersome for people taking MARTA from the North or South. They would have to transfer at 5 Points, get on the East train for one stop, then get on the Meglev Train. Guess it's better than nothing if it happens.

It could work really well if they also connect it with another north/south station like civic center. That would be only one connection for people on the red/gold line and it could alleviate congestion at 5 points during big nights with multiple events. Also you have megasbus and grta busses at civic center.

A bit pie in the sky, but that actually seems like a fairly halfway decent idea, esp considering the width and capacity on Piedmont (presuming they'd go up that way and cut over some place north nearer civic ctr...done right that could integrate with a line over to the Falcons' north site). It'd be connecting some of the GSU development, edgewood and stimulate more development along that stretch, which seems way underutilized. Again, probably a whole lotta wishful thinking, but could be cool.

14 months to complete the 1-mile track, including 5 months to assemble each vehicle, for a total of $30 million.

That leaves plenty of time to build tracks on Ivan Allen and Northside as well in time for 2017

$30 million a mile, including "gliding" stock, sounds very reasonable. You could do a line right up Peachtree from the Arts Center station to the Buckhead station for $120 million. That would be a tremendous linkage through the core of the city.

I agree...its amazing. What's also amazing is the BELTLINE. Who would have thought 10 years ago that Atlanta would have something like a Beltline and have so many people walking, cycling, etc. on the Beltline.

WOW at the Cox expansion! I haven't been out that way in over a year.

Perimeter is definitely urbanizing, with much more to come. State Farm is going to be the next big catalyst, and I'm really hoping they anchor the proposed High Street across from the Dunwoody Station.

And before anyone says anything, this takes nothing away from the fact that I wish ALL of this was happening ITP.

BUT, since we happen to be the home of one the largest and most prominent Edge Cities in the U.S., I am excited to see it become more dense and urban. It's not going away, and thankfully we have heavy rail out there. MARTA has to be a huge factor in its continued growth and success.

Wondering... If Cox had built that sf downtown, by stacking their campus it looks to be around 70 floors.
