Work has begun on a new 66-unit rental complex in Hastings-on-Hudson from developer Martin Ginsburg. A formal groundbreaking for the loft-like apartments, called The Lofts at Saw Mill, is set for noon Thursday.

The $34.9 million project sits on 7.45 acres just off the Saw Mill River Parkway on Saw Mill River Road, across from the Acorda headquarters. It's about 1.5 miles from the heart of the village, said Hastings Mayor Peter Swiderski Wednesday.

The three-building complex will have two three-story buildings, each with 27 units of market-rate apartments, and one two-story building with 12 units designated as affordable under Westchester County guidelines.

Monthly rentals for the market-rate apartments will range from $2,900 for a large one-bedroom unit (950 square feet) to $5,000 for the largest three-bedroom unit (1,656 square feet).

The affordable units will range from $874 for a studio to $1,484 for a three-bedroom unit.

We were asked to create rendered facade studies for a Synagogue we are commissioned to design on Wythe Avenue in Williamsburg, Brooklyn NY. The client had very specific requests regarding the architecture and materials. For instance, the crenelated parapet detail and the inclusion of "Jerusalem Stone" were requirements that pertained specifically to the sect's original Synagogue which is located in Israel. The project is an excercise in classical proportion and creating uniquely religious architecture within highly regimented design parameters.

The client was quite happy with the result and created a banner to hang in Isreal announcing the Brooklyn Synagogue. Check that out as well as some of the latest facade studies:

If it’s approved, the development will hold 32 apartments spread across 23,000 square feet of residential space, along with medical offices on the ground floor. That works out to an average, typically rental-sized apartment of only 718 square feet.

The first floor will have 7,060 square feet of community facility space, which are the medical offices, and an apartment lobby. Apartments will occupy the second through ninth floors, with four per floor, followed by a shared roof deck.

Eli Karp’s Hello Living is planning to bring 50 rental units to 1520 Fulton Street in Bedford-Stuyvesant, the developer’s latest in a string of Brooklyn residential projects. Karp filed a permit application with the city Thursday and confirmed his plans to The Real Deal.

The 10-story, nearly 56,000-square-foot building will feature mostly two-bedroom units with private elevators that open directly into the apartments. The apartments will flow from the front to the back of the building and have large terraces in the back, Karp said. Pricing has not yet been determined.

Approximately 10,000 square feet of retail will also be included.

Karp picked up the property for $7.3 million in March and has already filed demolition permits for the Sunoco gas station on the site. Vincent Martineau is the architect of record, the filing shows.

Thanks, I'll double check and do research on ones not included.

Edit: I've been thinking of a idea for a thread accompanying this. One that is more for construction status versus the encyclopedia status of this. Likewise for the high rise thread. I'll send a pm sometime this week to you and hunser as you guys are the biggest contributors to the thread.

I wish I could move posts it would make the creation a lot easier and would be a comprehensive database linking projects, and their construction status, so that its easier to reference.

The DOB has just approved plans for the 60-foot-tall development, which will rise on an 18.5-foot-wide plot between Berry Street and Bedford Avenue. It will hold 490 square feet of ground floor retail, as well as two duplex apartments on the upper floors. They’ll be divided between 1,594 square feet of residential space, meaning that each apartment will weigh in at just 797 square feet.

Charles Mallea is the architect, and the owner is Martin Brach, whose business address is an adjacent property just behind this one on Broadway. Public records say he’s owned the property since 1987.

Overall, the design is pretty decent for new construction in Williamsburg. The gray brick will be somewhat contextual, and both tenants will have roof decks—one on top, and another set back below the penthouse in the back of the building. The only downside is that there will be PTACs punched through the facade.
