Who else thinks that if the Independent's parking garage had more "green" siding and a "green" roof on the top level, east side, would look better?

There is a lot of concrete showing for such a "iconic" tower. Take a look at 360's pool deck as an example of something more pleasing to look at - especially if you owned a unit facing east.

I agree. Lord knows the small bit of green siding is just for rendering purposes, too, and won't actually be there in the final product.

Does anyone else notice in that rendering that there is a highrise sitting in Republic Square across from the front of the U.S. Courthouse???

Also looks like they threw in a VMU on the county courthouse lot.

And apparently they didn't like the IBC Bank building and decided to replace it with some ugly 2-3 floor filler.

A lot of odd stuff going on. I know renderings are less than perfect but at least try to have your surroundings accurately potrayed. I can understand showing the Google office building because it's under construction but don't just throw in random buildings on lots (or in parks) that do not exist and erase buildings that do.

Not only did they add buildings, but they didn't even include others. For example, they left out 5th and West entirely. Instead, they made up a 200 ft, horizontal structure to put in its place. Google Tower is there, but Third + Shoal and Austin Proper have been left out as well, and those buildings are in the vicinity of this one so if you're going to include any other slated projects, include those ones. Excluding proposed projects would make sense, if they didn't add structures, like the high-rise to in Republic Square Park. There's no chance of anything ever being there. Awesome rendering, but the ideology behind the surroundings really confuses me.

The reason they did this was so that they could frame the building in a visually desirable way. They've created a canyon effect that draws the eye down toward the Independent by removing any competing visual draws in the direct vicinity.

Agreed and thanks for catching that about 5th and West, I missed that completely. Looks as if they just copied Austin City Lofts and simply changed it up a bit.

You right about potraying the surroundings per what will likely be there when the Independent is complete and people start moving in. It's misleading to perspective buyers.


Framing in a desirable way should still include an accurate representation at this stage. It doesn't matter so much in the first or second drafts or if the project still has a way to go but this project is pretty close to starting so by now the surroundings should be accurate.

Is it just the angle of the rendering or did they reconfigure/remove the single floor amenity level jutting out half way up the tower?

Ha, guys I don't care if I'm corrected. I'm not going to retaliate to try to protect my online pride. That said, sucks that it's not lit. I didn't look that closely.

My good friend (who has been my inside source) said the crown will have a "glowing mesh screen"....I assume he means the current crown. If you think about it, there's no way the'll just NOT light it... Especially if it's the tallest. It's not very cost-effective to build 4 giant walls of glass just to surround the elevator shaft/mech penthouse.

I'm fairly certain wwmiv was being sarcastic since so many of us have intimated our preference more than once. Lol

Regarding the lighting, I really hope that it's not plain white. I've seen screen type lighting morph into multiple colors and do different designs. If it's LED they could do all sorts of things, but if it's white flood lighting behind the screening then that would be LAME!!!!

I hear the start of demolition at the former Austin Energy Control Center is on December 16, so the Independent is about to get rolling.
