Feel like everything is a missed opportunity right now with the current development restrictions. Wonder whether VMU2 could be a value to this?

McDonald's at Barton Springs and Lamar is closed and there are barricades up. Anyone know what's going on?

Oh no! Not the iconic South Lamar McDonald's! I went there years before you got to Austin (no matter when that was). Austin used to be so cool. When will this gentrification end?

But seriously, don't touch Peter Pan Mini Golf. I took my kid there recently and it reminded me of when I was a kid and stuff.

I'm cool with building a tower in the airspace above PP.

Only if it has a theme in line with Captain Hook's ship or something...

Literally. A shadow over PP during the summer would be really nice and cool.

Stonelake Partners site next to Austin New Church, any news on that one, or the VMU for the Goodwill site that's been fenced for the past 6 months?

Well, if you Google it, it says "temporarily closed". So have no fear, people will be back there again being told the ice cream machine isn't working.

My guess is they may be planning to rebuild it. Two of them in South Austin were completely torn down and then rebuilt over the past year and a half.

Oh man, I went down a rabbit hole on why their ice cream machines never work and its is *fascinating* bit of screwing over franchise owners.

In any event - I don't expect this McD's to close down unless someone also buys the bike shop shopping center next to it as well - the McDonalds lot itself is pretty small.

Endeavor plans 9-story building on South Lamar Blvd.
Another Old Austin shopping center may become modern housing

By Mike Christen – Staff Writer, Austin Business Journal
Jun 3, 2022

Endeavor Real Estate Group aims to build a nine-story mixed-use tower along South Lamar Boulevard just south of Lady Bird Lake.

The Austin-based full-service commercial real estate firm currently has 517 S. Lamar Blvd. — just south of a McDonald's and Peter Pan Mini-Golf — under contract and is seeking a change in zoning and local environmental regulations to build the planned tower at the 1.87 acre site.

To move forward with a plan to build 400 proposed residential units, 10,000 square feet of ground-floor commercial space and underground parking, the firm is seeking to rezone the tract from general commercial services-vertical mixed use (CS-V) to planned unit development (PUD) zoning. The project will formally be brought for a vote in the coming months.

It was mentioned on the "Austin|Projects Updates Thread II" that pretty much the entire staff got COVID. There is no current plan (at least publicly) to redevelop this site.

Actually, I hate it. I mean, I also hate the shopping center and the parking lot, but I have never been on my way to Zilker Park and thought, boy, now what I really need is a condo/apartment project to stop by first. Having a good full service bike shop there with all the parks nearby made good sense. It actually served a purpose in that location. I doubt we'll have another one move in after this is built either. There is another bike shop closer to Zilker, but it's smaller and hasn't been there very long. The Trek bike shop, which used to be Bicycle Sport Shop, has been there for about 30 years. It's been my bike shop off and on for that time.

That seems unlikely. I got the feeling that post was in jest.

Who's to say they can't open a bike shop in the retail section of the new development?

Glad to see this lot finally being developed, I've always wanted to see something happen here.
