This is the one proposed next to Tesla. It was originally called Pura Vida and include 400acres of MUD. It’s still active on the developers website with a mention of a 2023 start, but nothing further since…

Twin Oaks

Quote:
300,000 SF Residential
550,000S SF Office
25,000 SF Retail

Located at a high-profile intersection in Austin, Texas, the parcel has served as a strip commercial center since the 1950s. The redevelopment will transform the site into a series of courtyard buildings with a new network of streets and sidewalks that break up the scale of the site. The site perimeter will include significant public setbacks with gathering spaces and landscaping to complement the retail, residential and workplace uses proposed. A number of existing live oak trees will be relocated to new feature locations within the site.

A store that I go to in Brodie Oaks informed me that they will be moving to a new location this summer so the clear out continues. I'm assuming the other stores including Freebergs will also be moving.

I shop at that Sprouts. Long-time checker told me their lease got renewed through the end of March 2025. Also, I'm friends with one of the shopping center security guys and he said Olive Garden's lease wasn't up until 2027, but that's where the Community Foundation housing is supposed to go. Pretty much all the rest of the stores should be closed by the end of the year.

Council approves 90-foot building for South Congress neighborhood

Quote:
Facing a valid petition from the neighborhood, City Council provided the bare minimum of nine votes to approve zoning changes in the South Congress and Red Bird Lane neighborhood last week that will allow for development of 90-foot, 275-unit apartment complex as well as several thousand feet of retail space.

Council Member Mackenzie Kelly voted no and Council Member Alison Alter was off the dais.

According to the staff report, the developer “is proposing a development that would consist of approximately 250 multifamily units and 9600 square feet of ground floor, pedestrian oriented uses and intends to participate in the DB90 combining district density bonus program.” The project appears to be the first to utilize the new density bonus program.

At massive Hill’s Cafe redevelopment, cottage demolition put on hold

Quote:
Pieces continue to fall into place for a planned mixed-use development at the former site of Hill’s Cafe, though Historic Landmark Commission members put one of those pieces on hold at their most recent meeting in the hopes that a 1940s cottage might find a new home.

Commissioners voted 9-1 to postpone a proposed demolition for Building 10 at 4700 South Congress Ave., hoping that the cottage can be relocated, not demolished. Commissioner JuanRaymon Rubio voted in opposition, and Commissioner Tara Dudley was absent. The vote will allow developers to move forward with relocation, if possible, or return to the commission in July for a vote on demolition if they opt to take that route.

Michele Lynch, who is the director of land use and entitlements at Metcalfe Wolff Stuart & Williams LLP, represented the applicant. She explained that the redevelopment of the 14.8-acre site will incorporate some of existing structures and the familiar Hill’s Cafe sign. A lot of the buildings, she noted, are less than 50 years old or “just shacks,” but they have focused on preserving the two-story motel building and stone cottages along the road and plan to incorporate two other Calcasieu cottages on-site. Developers plan to relocate two other cottages off-site, to the property of one of the original owners’ family. Plans for the property, which are currently under review by the city, show 450 multifamily units and 400,000 square feet of office, restaurant and music venue space.

Travis County Juvenile Probation Department proposes expansion of youth juvenile facility

https://traviscotx.portal.civicclerk...tachment/40286

Expansion would be built across the street from the main structure at South Congress & Long Bow.

Quote:
The Travis County Juvenile Probation Department proposed a $250-300 million expansion of its juvenile detention complex in South Austin last month.

Department leaders proposed the expansion at the Travis County Commissioners Court meeting on June 27. According to the meeting presentation, the expansion is a two-phase plan. Phase one includes the construction of new buildings on the complex, adding 32 non-secure beds, 16 transitional-living beds and a multipurpose community center. The second phase will renovate the Gardner Betts Juvenile Justice Center and the W. Jeanne Meurer Intermediate Sanctions Center, adding space for staff and programming.

There was a joke when I was in highschool at Travis that the reason why they built Juvi off Oltorf and Congress is because it was down the street from Travis lol.

SomeraRoad brings rooftops to playful St. Elmo Public Market

Quote:
SomeraRoad is keeping Austin fun with plans for a multifamily development at St. Elmo Public Market.

The firm, headquartered in Nashville and New York, bought that unfinished adaptive-reuse retail project last year, and now it’s bringing in rooftops to feed the entertainment retail tenants it just signed — a bowling alley and video-game arcade.

SomeraRoad plans to build 230 apartments next to the St. Elmo development, which is at 4329 South Congress Avenue, Austin Business Journal reported.

Earlier this week, Notional Development Partners, which is based in Austin, announced the close of funding for its 600 Cumberland project that will be located just off South First Street to the south of Oltorf Street. Half of the units in the eight-story, half-acre project will be priced for affordability to those earning from 50 percent to 80 percent of the area’s median family income.

Guidelines from the Austin Housing Finance Corporation would put the maximum rent for those units from $1,102 to $1,712 for an efficiency apartment, $1,181 to $1,956 for a one-bedroom unit and $1,417 to $2,201 for a two-bedroom unit. To subsidize the affordable units, the developers are seeking a property tax exemption for the project, which was rezoned for greater density as part of City Council’s recent adoption of land use changes to encourage equitable transit-oriented development.

The project is slated to break ground next spring, with opening slated for 2027. The ground floor space on the property will include just over 8,000 square feet of commercial space, with a restaurant and retail use planned for the two available units.

Perkins Eastman is the architect. KFM Engineering & Design is the civil engineer. Wylie Engineering is handling mechanical, electrical and plumbing systems. Dunaway is the structural engineer. TBG has been selected as the landscape architect.

We're developing this stunning mixed-use community that blends modern amenities with historic charm. This project will be a gravity piece located on South Congress near Highway 71 and I-35, attracting businesses and fostering growth in South Austin!
